Attention Oregon homeowners! 🏡

Property tax bills will start going out soon and when they do you may notice that yours is a different color than an average piece of mail. Don’t worry; you’re not seeing things. Here’s what the color of your property tax bill means:

🟡 Yellow Bill - A yellow tax bill means that your lender is making the payment from your escrow account (ie. you don’t need to pay out of pocket!).

🟢 Green Bill - A green tax bill means that you (the homeowner), are likely responsible for the bill and other arrangements have not yet been made.

Like a deal? Good news! If you get that green bill and pay the amount due in full by November 16th, you’ll receive a 3% discount!

Curious what September brought to Portland’s real estate market? 🍂 We’re breaking down a few key takeaways as we head into the final stretch of the year!

FOR BUYERS: USE YOUR LEVERAGE ⤵️

📈 Prices are rising only modestly. The average sales price is up 2.2% year over year, so you’re not chasing a fast-moving market.

🏘️ You have more to choose from. New listings are up 7.7% from last year, which means more options and less pressure to jump on the first home you see.

⌚ You have more time to negotiate. Homes are sitting 6 days longer than they were in September 2025. Even with higher rates, that gives you room to ask for concessions, request repairs, and take the time to decide. Talk with a lender about the numbers, then look for the home where the deal makes sense.

FOR SELLERS: PLAN FOR A 2027 SALE ⤵️

🐌 Prices are still growing, just slowly. At 2.2% year over year, there’s still appreciation, but it’s a steady market, not a surge.

🏡 Competition is growing. New listings are up 7.7%, so your home will be sharing the spotlight with more options.

📆 Homes take longer to sell. Days on market is up 6 days from last September. Starting your prep now gives you time to handle repairs, updates, and staging, so you can list in 2027 with a home that’s ready to stand out and priced right.

It feels like we blinked and suddenly we were wrapping up the 3rd quarter of 2026! 👀

Q3 brought plenty to celebrate, both in real estate and beyond. Here are a few highlights from our July through September:

🎈 Connecting with our community at Multnomah Days
🎯 A little friendly competition at WFG National Title’s Bocce Ball Tournament, where Beth Gerhart Benner and Sharon Marciniak teamed up with Brandon Buchanan of Real Broker and Amy Schnell of WFG National Title to take 4th place out of 80 teams! Not bad for a crew without much bocce experience! Even better? That finish earned a $2,000 donation to the Alzheimer’s Association of Oregon.
🩵 A whole lot of living in between! We also squeezed in time with family and friends, a little travel, and a beautiful team dinner in the vineyard. Because while real estate keeps us busy, making time for the people and experiences we love matters just as much.
