May 2026 Portland Metro residential market update.

Compared to last month, pending sales rose 3.5%, closed sales were up 2.0%, and the average sale price increased 3.6%.

New listings dipped 4.4% and total market time dropped by 6 days, meaning homes are moving faster with less supply coming in.

Year over year, pending sales are up 6.1% and closed sales are up 1.7%, though the median sale price is down 1.7% compared to May 2025.

Overall, buyer activity remains steady heading into summer.

Natalie is an adventurer, which makes her a great person and agent to have by your side. She’s seen a lot and solved a lot of problems in her 10 years as an Oregon broker, and she’s always looking for the next thing she can learn (which won’t be knitting because she’s got that covered: see slide 6!)

Q: Where are you usually found when you’re not working?

A: Life is about family and friends. I love hanging out with my 17-year-old, either hiking in the woods, thrifting at the local vintage shop, working out on the weight floor, or cooking up something creative in the kitchen. My husband and I love to hang in our ceramics studio and host dinners. Traveling with a sense of gaining perspective about our vast world is a major life priority. Getting creative in my yard and making beautiful things with my hands brings me joy. I also have become pretty good at repairing and fixing stuff around my house. It’s fun to make things work better and learn how to do it myself.


Q: What kind of clients or projects do you most enjoy right now?

A: I love orchestrating a listing preparation. I probably could have been an event planner. To me, it’s so fun being in control of about a million little projects all happening at the same time. When everyone is looking to me for guidance and delegation, man is it satisfying to see it all come together in the end. I love my vendors and teams that I’ve been slowly building over these last 10 years, and together with the trust we’ve built, we can make anything happen, and that feels awesome. 


Q: What helps you stay steady in a business that can be intense or unpredictable?

A: For 2 weeks a year I go on trips that make me turn my phone off completely. I also have started practicing mindfulness meditation. These are mind reset activities that will probably add years back onto my life. I am super grateful for my back-up team at Like Kind which allows me to be a human and still provide amazing service to my clients.
