I loved that quote because it perfectly reflects how I approach real estate in Southern Maine.

I don’t just stay busy—I stay ahead.

Ahead of the market.
Ahead of potential issues.
Ahead of the details that most people don’t see until it’s too late.

Because buying or selling a home—especially in the Southern Maine real estate market—isn’t about reacting. It’s about having a clear strategy from the start.

My clients aren’t hiring me to keep up.
They’re hiring me to guide, anticipate, and make sure every step is handled with intention.

From pricing and positioning to negotiation and closing, the goal is simple: make the process feel clear, organized, and well-managed from start to finish.

If you’re thinking about buying or selling in Portland, Scarborough, Falmouth, or along the coast, let’s start with a conversation and map out the right plan for you.

Send me a message or reach out anytime—I’m here as a resource.

Some homes hold a special place in your heart, and 10 Martell Way is certainly one of them.

It was an incredible honor to work alongside these sellers not once, but three times, first helping them sell their previous home, then guiding them through the journey of building this beautiful luxury residence from the ground up, and then selling it. Watching their vision come to life was truly rewarding.

Life, however, has a way of changing our plans. Although they only enjoyed this stunning home for a short time, a new chapter called them elsewhere. While this wasn’t the timeline expected, it was my privilege to help them navigate yet another important transition with confidence and care.

One of the greatest responsibilities we have as real estate professionals is understanding that homes are so much more than bricks and mortar. They represent dreams, milestones, and the chapters that shape our lives. This home was built with intention, excitement, and hope for the future, and now it stands ready for a new family to create memories of their own within its walls.

To my sellers, thank you for trusting me through another significant milestone in your lives. I couldn’t be happier for what’s ahead for you. And to the new owners of 10 Martell Way, may this extraordinary home become the backdrop for countless cherished memories and unforgettable moments.

Every ending is also a beginning.

Wishing you and yours a beautiful Memorial Day filled with moments that remind you what matters most.

Today, we pause to honor and remember the brave men and women who gave the ultimate sacrifice for our freedom. We also extend a heartfelt thank you to all who have served and continue to serve our country with courage and dedication.

Freedom isn’t free — and Memorial Day is a reminder of the cost paid by so many heroes and their families so we can enjoy the life we love here in Maine.

Whether you're spending the day on the water, gathered around the table, or simply soaking up the long weekend, I hope you take a moment to reflect, remember, and appreciate the blessings around us.

Happy Memorial Day from my family to yours.

That dream lakefront home in Maine? It may look completely different in July than it does in October.

If you’re searching for lakefront property in Maine or Sebago Lake real estate, here’s what many buyers don’t realize until after they’ve purchased:

Lake levels change throughout the year. Spring water levels are typically higher, while late summer and fall can look very different. This directly impacts your shoreline, dock, and overall usability.

That “perfect beach” in listing photos? It may be underwater during peak summer months.

Water entry matters more than most expect. A sandy, gradual entry creates a completely different experience than a rocky or steep shoreline.

The details you don’t see upfront matter just as much. Tree clearing restrictions can limit your view, and water quality varies significantly from lake to lake.

At this price point, it’s not just about the home. It’s about how the property lives, feels, and functions throughout the entire season.

If you’re considering buying a lake house in Southern Maine, Sebago Lake, or surrounding areas, understanding these factors upfront can make all the difference.

Save this before you start your search. Share it with someone planning their next move.

I’m not an expert… but I’m pretty sure it’s hard to be unhappy living on the water.

There’s just something about life on the water in Maine that feels different.

Early mornings when the water is completely still.
Long summer days that turn into nights you don’t want to end.
A pace of life that naturally slows you down in the best way.

Whether it’s Sebago Lake, the coastline, or a quiet pond tucked away in Southern Maine, waterfront living isn’t just about the property—it’s about how it changes your everyday life.
It’s where weekends feel longer, time feels slower, and the moments feel a little more meaningful.

If waterfront living has ever been on your mind, there’s a lot to consider beyond the view—and getting it right from the start matters.

Save this for later or share it with someone who’s always dreamed about living on the water.

If you’re curious what that could look like for you in Maine, send me a message.

Thinking about selling your home in Southern Maine in 2026? Here’s what that actually looks like behind the scenes.

There are a lot of moving parts in a home sale, especially at the luxury and waterfront level. The goal isn’t to overwhelm you with them. It’s to manage them strategically so you don’t have to.

This is the process I follow with every seller to ensure their home is positioned, marketed, and negotiated at the highest level:

PRE-MARKET STRATEGY
We don’t just “list” your home. We prepare it. That includes building anticipation, dialing in presentation, and creating a plan before it ever hits the market.

PRICING & POSITIONING
Pricing isn’t a guess. It’s a strategy. The goal is to create strong interest, maximize exposure, and ultimately drive competitive offers.

PREPARATION + STAGING SUPPORT
Buyers in today’s Southern Maine market expect a certain level of presentation. I guide you through exactly what to update, refine, and stage so your home shows at its best—both online and in person.

MARKETING STRATEGY
Professional photography, video, targeted digital exposure, and direct outreach. Your home is marketed where qualified buyers are actually looking—locally, nationally, and in many cases, globally.

SHOWINGS + NEGOTIATION
I manage the process, the communication, and the negotiation. Every detail matters here—from timing to terms to how offers are structured.

CONTRACT TO CLOSE
From inspections to final walkthrough, I’m overseeing the timeline and protecting your position so nothing gets missed.

Selling a home—especially in the Southern Maine real estate market—should feel organized, strategic, and well-managed from start to finish.

If you’re thinking about selling this year and want to understand what that could look like for your home, I’m always here as a resource.

Save this for when you’re ready, or send me a message to start the conversation.

The most important details in a real estate deal are rarely the ones you see at first glance.

Luxury real estate contracts are layered—clauses, timelines, contingencies, and fine print that can quietly impact everything from your leverage to your final outcome.

At this level, it’s not just about reviewing paperwork.

It’s about understanding how each detail affects your position, your risk, and your long-term investment.

That’s where the right guidance matters.

My role is to anticipate what others overlook, protect your interests, and make sure every piece of the contract works in your favor—not against you.

So you can move forward with clarity and confidence, without second-guessing what’s behind the scenes.

If you’re buying or selling in Southern Maine and want a more strategic approach to the process, I’m here as a resource.

Sebago Lake isn’t just a place people visit… it’s a place people come back to—for a reason.

I know that firsthand.

I grew up on Sebago Lake, back when my parents made the bold move to leave Boston for Frye Island year-round—no bridge, just boat access. It didn’t last forever, but it changed everything about how they saw life here in Maine.

They stayed. I’m grateful they did.

Now, my husband and I get to experience Sebago Lake again through our own kids—early mornings on the water, long summer days, and a pace of life that feels completely different from anywhere else in Southern Maine.

That’s the part of lakefront living you can’t always put into a listing description.

It’s not just about buying a lake house. It’s about creating a lifestyle, a rhythm, and a place people want to return to year after year.

If you’ve been thinking about a second home on Sebago Lake or exploring Maine lakefront real estate, there’s a lot to consider beyond the photos—and it matters.

Save this if lake life is on your radar. Share it with someone who’s always dreamed about it.

If you’re curious what buying on Sebago Lake actually looks like right now, send me a message.

When Paula Abdul said “forever, your girl”… I understood the assignment.
Because once you close on a home with me in Southern Maine… I’m not going anywhere.

Need a contractor in Scarborough? I’ve got you.
Wondering what your Falmouth home is worth next year? I’m your call.
Thinking about making a move to the lake or the coast? Still me.

From first homes to waterfront homes… from “just browsing in Cape Elizabeth” to “we’re under contract in Portland”—I’m here for all of it.

Keys are just the beginning 🔑

If you’re thinking about buying, selling, or just want a plan for what’s next in the Southern Maine real estate market… reach out anytime. I’m always here.

Feeling extra grateful today for the women who shaped me, supported me, and continue to fill my life with love. 💐

Mom, thank you for teaching me love, perseverance, dedication, strength, and a strong moral compass. So much of who I am is because of you.

To my mother-in-law, thank you for loving me and my children, and for raising the wonderful man I get to do life with.

To the women I surround myself with, your light, strength, support, friendship, and love mean everything to me.

And to my beautiful boys, thank you for giving me the greatest gift: motherhood. It is the hardest and most rewarding role, and the deepest love I’ve ever known. It is the honor of my life to help guide you into kind, respectful young men. ❤️

Today I also honor those longing to be mothers, those missing their mothers, those missing their children, the fathers carrying both roles, and the women who love and nurture in all forms.

Happy Mother’s Day. 🌷
