**If you made the decision this time last year… you’d be moving in today.**

That’s the part most people don’t think about.

The gap between where you are and where you want to be usually isn’t the market, timing, or inventory.
It’s the decision to start.

In the Southern Maine real estate market—whether it’s a move-up home, a waterfront property, or a lifestyle shift—momentum begins with clarity and a plan.

No pressure. No rushing. Just understanding what’s possible and when it makes sense for you.

If you’ve been thinking about making a move, this is your sign to at least start the conversation.

Send me a message when you’re ready.

Surrounded by hundreds of acres of protected conservation land and offering direct access to the trails of the Falmouth Land Trust, this beautifully landscaped 1.72-acre property is a private retreat designed for enjoying Maine’s outdoors. Mature gardens, fruit trees, berry bushes, and an in-ground pool create a peaceful setting. A cleared and approved site for a future ADU, with septic design available, offers exceptional flexibility for guests, multigenerational living, a home office, or potential income opportunities.

**Not another life. This one.**

The version of your life you keep thinking about?
More space. Slower mornings. Better weekends. A home that actually fits how you live now.

It doesn’t have to stay a “someday” idea.

In Southern Maine, I see it all the time—people outgrowing a space they once loved, or realizing they’re ready for something different. More privacy, waterfront living, or simply a home that aligns with this next chapter.

That shift isn’t impulsive. It’s intentional.

If you’ve been thinking about what’s next—whether that’s buying, selling, or just understanding your options—I’m here to help you think it through with clarity and a plan.

Send me a message when you’re ready.

The perfect 4th of July on Sebago Lake looks a lot like this 🇺🇸

Slow mornings on the dock, full days on the water, and nights that end with fireworks, s’mores, and time with the people you love.

Whether you’re renting for the week, spending the day on Frye Island, or staying somewhere like Migis Lodge or Point Sebago, there’s a reason people come back to Sebago year after year.

It’s not just the lake. It’s the lifestyle.

If lake life in Southern Maine has ever been on your mind—whether it’s a second home or something more permanent—it’s worth exploring what that could look like.

Save this for your next trip or share it with someone you’d spend the 4th with.

The “forever home” conversation usually doesn’t start all at once.

It shows up quietly.

Somewhere between busy schedules, growing families, and realizing the way you live has changed.

Most of the families I work with truly loved their first home.

It just no longer fits the season they’re in.
That’s not a mistake.
That’s life evolving.

In the Southern Maine real estate market, I see this often—families outgrowing spaces, shifting priorities, and starting to think about what comes next, whether that’s more space, a different location, or a lifestyle change.

The hardest part usually isn’t the move.
It’s deciding when it’s the right time to make it.

If you’ve found yourself having that conversation—even quietly—it’s worth exploring your options and understanding what’s possible.

The market doesn’t care what you hope your home will sell for.

It responds to how your home is priced and positioned from day one.

In the Southern Maine real estate market—especially with luxury and waterfront properties—buyers are paying close attention.
They know value, and they move quickly when something is aligned.

The strongest results don’t come from testing the market.

They come from understanding it.

Pricing too high and adjusting later often does more damage than sellers expect. Days on market increase, momentum slows, and buyers start to question what’s wrong.

The homes that sell quickly and with strong terms are the ones that are positioned correctly from the start.

That means:
Clear strategy
Data-backed pricing
Intentional presentation

This isn’t always the most popular conversation, but it’s the one that protects your outcome.

If you’re thinking about selling in Southern Maine and want a clear understanding of what your home is actually worth in today’s market, I’m here to walk you through it.

Send me a message when you’re ready to have that conversation.

Southern Maine's market is moving — and if you've been quietly watching, wondering if now is the right time to sell, this is your sign to stop wondering and start having the conversation.

The homes winning right now aren't just listed. They're priced with strategy and marketed with intention. There's a difference, and it shows in the outcome.

If you've been thinking about what your home could do in this market, I'd love to talk through what that actually looks like for your property — not a generic estimate, but a real conversation about your neighborhood, your timeline, and your goals.

DM me or drop a 📩 in the comments and I'll reach out.

Loving someone in real estate takes a certain kind of patience.

It means being okay with the late-night calls, the weekend showings, and the plans that sometimes shift at the last minute.

It means understanding that when a client needs something, they come first—and supporting that, even when it’s not always convenient.

In a market like Southern Maine, especially working with luxury and waterfront properties, this work goes far beyond a transaction. It’s thoughtful, time-intensive, and personal.

So this is a quiet thank you to my husband—for being steady through all of it, for supporting the pace, and for always being in my corner.

To my clients, thank you for trusting me to guide you through such important decisions. That trust is never taken lightly.
