Have you noticed the market already showing signs of shifting as we inch closer to spring? Here’s what’s happening:

🏡 New Listings are up from 331 to 348—good news for buyers craving more inventory!
📉 Average Sale Prices dipped from $602,600 to $576,800, offering potential opportunities for buyers to get in at a lower price point.
📆 Days on Market rose from 72 to 82—sellers, this means you’ll need to price competitively and make sure your home shines from day one.
💰 Closed Sales took a dip, but pending sales are trending up, signaling strong buyer interest heading into spring. Great for sellers!
📈 Median Sales Price jumped from $515,000 to $540,000—a sign that demand is holding steady for well-priced homes.

📣📣 DID YOU HEAR THE EXCITING NEWS??!

Today, September 18th, The FED voted to decrease its benchmark interest rate by 0.50 percentage points. This move marks the first rate cut since the onset of the COVID-19 pandemic!!

While the Fed's federal funds rate is not directly tied to mortgage rates, it does influence the yield on the 10-year Treasury note, which is the index for most mortgage rates in the U.S.

So, as the Fed funds rate changes, so does the yield on the 10-year Treasury, and mortgage rates tend to follow suit..

What does this mean for you?? Lower interest rates could mean lower monthly payments on your loans. Your budget could be stretched further to help you find your dream home. AND you can potentially save thousands over the lifetime of your loan!

Would you rather...

A) Compete against 12 other buyers, pay 15% over list price (increasing your mortgage debt), have zero negotiating power after learning that the furnace, the hot water heater, and the roof all need replacing, AND having to cover the appraisal gap with the money 💰 that you were hoping to save for furniture and decor
OR ..
B) Pay a slightly higher interest rate, but you can get your offer accepted at or close to list price , have increased negotiating power with repairs, keep your contingencies in place, and feel confident in your decision to purchase because you weren't frantically trying to beat out all the other buyers...

My answer is B! I would always choose B, and so have my clients. Why not take advantage of the "normalizing" market while many buyers are sitting on the sidelines waiting things out. Yes, the real estate market has shifted, but that is what markets do. They shift, and when they shift, people adjust. Because that is what people do.

SOLD !! What can $300,000 buy you in Portland Metro? How about a gorgeous, recently remodeled 2 bedroom 1 bath condo in Mountain Park!!

Congrats to my buyer who snatched up this perfect condo for herself after moving back to Portland to be closer to family! We started the search back in February and after a few close winners, Mary and I just knew this one was THE ONE when we toured it...

Unfortunately, the seller did not initially come to the same conclusion. 4 offers , and while I thought we had the best terms, the seller went with a different, slightly higher, offer. To say we were shocked and disappointed is an understatement! However, as these things often happen, the buyers in 1st position got cold feet within hours of acceptance and the seller accepted our offer without any further hesitation !! AND... 2 weeks later we are CLOSED !!!!
