The average home price in the Portland Metro was flat in April while the median home price rose 1%. Recent price movements reflect shifting market conditions during the spring market. We witnessed 4% appreciation in both February and March. As mortgage rates increased in March, there was a moderate slowdown, but that ended in April. May has been relatively active so I would expect we will see a resumption in price increases but I am not sure to what degree. My team has closed 9 sales so far this quarter after closing 16 sales in Q1. We have seen the busiest start to the year ever. However, this is more a reflection of our market share increasing dramatically than any changes in the aggregate number of sales that occur. From January through April, there have been 3% more closed sales in Greater Portland relative to the same time period in 2025. Our team's sales have more than doubled so far in 2026 compared to this time last year...

I probably started seeing real success in my career by meeting a seller at an open house in NE Hillsboro 8 years ago. I listed a townhome with no HOA on Skylar St. We received 5 offers. It was my 3rd sale ever and helping those clients buy a farmhouse in McMinnville was the 4th sale. Given the success of the listing, I doorknocked the entire block and surrounding area. I ended up listing 4 of the townhomes on Skylar and NE 1st that year and also listed a house on the adjoining street. I eventually closed 9 sales from clients I met from doorknocking the area. Today I came home. This is the other half of a duplex I sold in 2018. The seller received 8 offers but I was able to secure it for my buyer. In fact, I have secured 14 of the 16 properties my buyers have targeted in 2026. We managed to negotiate the price down further during inspections. My buyer got an amazing deal and is going to remodel this townhome with no HOA. I am excited to see how it goes!

Congratulations to my client who just closed on this 2400 sq ft 5 bedroom house in Aloha. My client got this home for an absolute steal at $550,000 after I carefully searched for homes that might have gone unnoticed by buyers. I hope she and her family will be very happy here!

Congratulations to our sellers who just closed the sale of their beautiful Eastmoreland home for $890,000. This 2500 sq ft 3 bedroom brick home was built in 1935 and has the perfect mix of old charm and updated features. They managed to get a very competitive price for it.

Those clients ended up moving into a beautiful townhome in downtown Lake Oswego - one of the most exclusive areas in all of Oregon. This 1800 sq ft 3 bed, 3.5 bath is within one block walk of many of the best restaurants and amenities Lake Oswego has to offer along A Ave and 1st St. I hope our clients will be very happy in their new home!

This listing ended up with multiple offers after sitting through the winter - which happens more often than you would think. I was able to negotiate some strong terms and we had a smooth closing. The average home price in the Portland Metro rose 4% in March. Home prices have now gained 8% in only 2 months following prices bottoming out in January. The seasonality in the Portland housing market is very strong with prices having risen 10% or more between January and July for 5 consecutive years. I expect this pattern will repeat again in 2026. However, one thing to keep in mind is these numbers lag what is happening in real time. Prices didn't actually bottom in January, they bottomed in December and those sales closed in January. March prices continuing to rise is mostly a function of market activity in February prior to the conflict in Iran leading to an increase in mortgage rates. If I had to characterize the direct impact of the war on local real estate, activity levels dipped for around 30 days but have since recovered in April as we have seen similar activity levels to February. My team has closed two sales in April so far with 7 more sales currently in escrow. At the end of March, the inventory of homes in the Portland Metro dropped back to 3 months putting the housing market on the verge of shifting officially into a seller's market. Mortgage rates are up from the start of the year but people still need housing and this is the most popular time of year to search for a home.

I sold this house on Village Circle in Beaverton off market and it closed yesterday. The seller had reached out about moving the house quietly before they would consider formally listing it in a couple months. I had a similar listing on Weir. After Weir received two offers, I waited to get past contingencies with the first buyer and got the buyers who came in second on Weir into this house within a couple hours of signing a contract with the sellers. The house had an over asking offer within 4 hours of this seller signing the contract which has to be a new record! My sellers are thrilled and will pack up for 2 months using a 59 day rent back that was negotiated into the deal. The buyers who are expecting their first child are happy as well.

Congratulations to my clients who just closed on this 3100 sq ft new construction house on Bull Mountain! This 4 bed, 3 bath daylight ranch has 14 foot vaulted ceilings in the main living area and the primary suite is on the main level. There is engineered hardwood and tile flooring throughout the home with custom cabinetry and quartzite countertops in all the bathrooms, kitchen, and laundry room.
