One for the books and by far one of the highlights of my career. Sometimes the harder ones are just a little sweeter. So happy for my wonderful buyers!!β€οΈ π
Last minute job trasfer to Oregon for my out of state buyers, they flew in for a few days, we toured a few homes but they didn't love any of them.
Then I suggested we tour one last home before they head back to San Diego, sure enough they fell in love!
Over 3,800 SF on almost half an acre, with deeded lake easement, in the most walkable neighborhood in Lake Oswego. 10 minutes on foot to Downtown LakeOswego, shops, restaurants, farmers market, top schools and 5 minutes walk to Oswego Lake.
But, only two days after they flew back to San Diego, the listing agent notified me that they have received an offer, my buyers definitely wanted the home but they were not quite ready to write an offer. So the home went pending, and they were heartbroken. I picked up the phone and talked to the listing agent and made it very clear that my buyers are STILL interested.
My clients flew back in to tour more homes 10 days later, none of them were the right fit.
It became very clear that the home they missed out on was the home for them. Now they have their preapproval, and the realization that if they have another shot at that home, they will be moving quickly & decisively. So we submitted a strong backup offer and a heartfelt loveletter (no picture). At the end my clients got they keys to their dream home.
I was STILL able to negotiate 100K off the purchase price and 65K in sellers concessions. Just by being fair, collaborative, professional & keeping timely & clear communication with the listing agent throughout the entire transaction.
Some homes are worth fighting for and having the right agent on your side ABSOLUTELY matters! π‘ π
