Things about buying a home that people don’t talk about enough 🔍

• A seller can sometimes help lower your interest rate, not just your purchase price.

• When you negotiate can matter just as much as what you negotiate. Your leverage can change at different points throughout a transaction.

• A higher offer doesn’t always mean a stronger offer. The way an offer is structured can matter just as much as the number.

• A price reduction isn’t always the most valuable thing to negotiate for. Depending on the deal, a credit or rate buydown could have a bigger impact on your actual cost.

• Two buyers can offer the exact same price and present two very different deals to a seller.

• Days on market can change your negotiating position. A home that’s been sitting may open the door to terms a seller wouldn’t have considered two weeks earlier.

• Sometimes the best opportunity isn’t the new listing everyone is competing for. It’s the one everyone else overlooked.

The purchase price is only one piece of a real estate deal. Knowing where you have leverage (and how to use it) is where strategy comes in.
