Why as a realtor, I hired someone else to sell my home.

One of the most significant benefits of being a realtor is having the ability to buy and sell property on your own and therefore avoid paying one side of the commission.

So when I decided to sell my condo and chose to hire another agent in my office to assist me in the sale I got questions.

Why didn't I just do it myself?

Well, selling a home can be hard.

When selling a home, along with the liability, and work you take on, there are often a lot of mental gymnastics and major decisions you have to make.

I wanted someone there to help me through it all.

When it came to listing and marketing my house, while I have the skills needed to market a home and get it in front of the most eyes possible… it was incredibly helpful to leave that work to someone else so I could do the less fun tasks like touching up paint, decluttering, and deep cleaning.

While I love to negotiate for my clients, when it came to my own sale, it was so helpful to be able to call someone else and be grounded by their advice and council when it came to decisions like “Is this buyer’s repair response unreasonable or should I accept it with the changing market?” or “Am I being unreasonable by rejecting this offer and waiting for something better? Will that ever happen?”

Selling a home you loved and that was your safe space is deeply personal and emotional at times. Having a third party there to guide you through the tougher moments is invaluable in itself.

Basically, us realtors are worth the money. And you are worthy of assistance and support in your next sale.

Did you know?

The US has more realtors right now than ever in our history.

Why you may ask?

It’s very common for an influx of people to start in real estate when the market is hot and real estate appears to be an attractive career full of abundant opportunities.

And we are just coming out of one of the hottest markets we have seen in our history.

Plus, the pandemic gave a lot of people time to reflect on their career path and many began to think the traditional 9-5 is no longer going to work for them.

Leading a lot of people to get their real estate license.

This all has created a wave of newly licensed realtors across the country.

So why do I bring this up?

To make you as a consumer understand that interviewing the realtor you hire diligently is more important than ever.

This isn’t to say that all brand new agents are bad (there are agents that have been licensed for years that have only sold 2-5 homes), its to say that you should make sure that the agent you are hiring has the support and education needed to support you best.

Here are some questions you can ask:

How many homes have you sold?

Are you part of a team and or do you have a mentor?

What extra real estate education do you have in addition to getting your license?

What activities do you do to make sure you are “on the pulse” of the specific market I am buying/selling in?

What’s your communication style and how available will you be to us?

Happy FIVE years in real estate to me 🥳🥳

Often in real estate we get so wrapped up in making dreams come true for our clients we accidentally forget to acknowledge our own accomplishments.

It definitely happened for me in year four 😂

But five years feels like a pretty big milestone so I’m stopping today to celebrate for a moment!

Thank you to all my amazing clients who trusted me with your home buying and home selling. Without your trust in me, I truly would not be where I am at.

LOOK. I get it.

You are hesitant to buy a home right now because there is so much uncertainty in the market.

BUT here are two reasons you should get off the fence and consider buying now:

For one, inventory of homes just hit 2.0 months here in Portland, Oregon which is the highest we have seen in over two years.

For the entire pandemic we hovered around 1 month of inventory or lower, which is why things felt so tight and high pressure for buyers.

Having more homes on the market, and not having them get absorbed in to the market quickly (Aka not sell in five seconds) means more options and more negotiation power for you.

Also, interest rates just went back down below 5% meaning you have more buying power than you had a few weeks ago.

Negotiations are back baby!

For the last few years real estate transactions rarely included the ability to negotiate heavily.

Buyers had little power when it came to negotiating favorable terms, like asks for seller covered credits/closing costs, repairs to the home, etc.

BUT with the market shifting some, buyers are gaining back that power.

It’s really exciting news for home buyers who maybe have been beat out and tired by the hot sellers market, or for those who are just entering the market.

BUT one thing to keep in mind if you fall in to either of those categories, is that since negotiations are back, make sure you are working with a realtor who knows how to fight for you and what you need.

Going through multiple markets myself, I’m well versed in writing a favorable repair addendum, that covers what you need covered, but also that the seller wont gawk at.

This is a really exciting time for buyers, you are gaining back some power, so just make sure your representation knows how to advocate for you.
