The 2024 Portland ADU tour was so cool! Portland is incredibly innovative and forward-thinking, having recently passed the Residential Infill Project (RIP) to provide more of what is called middle housing - “middle” meaning something between a large single family home and a small condo or apartment. An ADU is an essential part of this and comes in many (many!) forms.

These are my observations:

💡We are going to have many more detached condos come on the market. What is a detached condo, you ask? It’s just like a house with some common elements (or not!) They are a great starter home purchase or way to use the space on your lot. It’s like an ADU that can also be sold separately.
💡Duplex ADUs are now out there! Why build one when you can have two?
💡Cottage clusters are like little mini communities. Everyone has their own little house amongst others. My dream: more single-level communities for independent seniors, walkable to amenities and transit.
💡Construction costs are still 👆👆It’s going to cost you to build. Good news: market time is up and prices have leveled. It might be a good idea to purchase and plan your future ADU. It seems like most people have an 8-10 year return on their investment.
💡A garage conversion can save you significant costs and the result is pretty cool!
💡The ADU tour is a great way to explore ideas and network with architects, builders and homeowners who have done it. I have been lucky enough to have helped several clients get ALL the way from purchase to ADU completion & Airbnb setup. It’s a great honor to work with so many fabulous people and use my knowledge and connections in this way.
