Mortgage rates have increased significantly since the beginning of the year. Each Thursday, Freddie Mac releases its primary Mortgage Market Survey.
According to the latest survey, the average 30-year fixed-rate mortgage has risen from 3.22% at the start of year to 3.55% as of last week.
This is important to note because any increase in mortgage rates can change what a purchaser can afford.
This table shows how rising mortgage rates impact a buyer’s purchasing power.

Another record low for inventory: 0.6 months. If no new houses come on the market we will be out of homes to sell in 18 days! Wowza! We anticipate a bump in inventory as we usually do at the beginning of February, but it will very much remain a seller’s market. Seriously, now is the time to sell. Things calmed down a bit in September. Some buyers were actually able to sleep on making an offer! Can you believe it? The most dialed houses in the most sought after neighborhoods were still pretty crazy if priced right for sure, but it was nice for a change of pace there for a little while. We are still very much in a sellers market and buyers are still keeping their heads up to capture the low rates.
