The median vacancy rate across Sun Belt cities has nearly doubled, rising from 5.5% in 2021 to 10.7% in 2026, compared with an 8.1% national median. Yet the picture varies significantly across the region, with vacancy rates ranging from below 5% to nearly 19% in some markets.

Paul explains why removing title insurance does not eliminate that risk. It shifts more of the burden to homeowners, lenders and taxpayers.
