New construction doesn’t always mean perfect construction. Even brand-new homes can have things that need attention.

We’ve found issues with things like unfinished work, improper installation, drainage, electrical, plumbing, and components that simply weren’t completed correctly.

That doesn’t mean a new home is a bad home! It just means there are a lot of moving parts during construction, and things can get missed.

A home inspection gives you another set of eyes before you make one of the biggest purchases of your life.

Even when everything is new, it’s worth taking a closer look.

Your inspection report isn’t just for the day you buy the house.

Keep it. You may find yourself going back to it for years.

A water stain doesn’t always mean there’s an active leak.

When our inspectors find one, they want to know more.

Is it old? Is there active moisture? Was something repaired?

A stain by itself doesn’t tell the whole story.

The goal is to look at the surrounding area and determine what’s actually happening before jumping to conclusions.

For a homebuyer, knowing the difference between an old stain and an active moisture problem can make a big difference.

There’s a lot of information to take in, and you don’t have to remember everything the first time you hear it.

How old is the house?
It’s a common question, but age doesn’t tell the whole story.
We’ve seen older homes that have been incredibly well maintained and newer homes that already have items needing attention.
What matters is how the home has been maintained, what has been replaced, and the condition of the major systems and components.
That’s why an inspection is about more than just the age of the house.

Some home maintenance items are really easy to put off.
A dirty dryer vent.
A clogged gutter.
A furnace filter that hasn’t been changed in a while.
Missing caulk around a tub or shower.

They may not seem like a big deal today, but small maintenance items can turn into bigger problems when they’re ignored.

Sometimes the questions come after the inspection is over.

We’ve already done the post-inspection wrap-up and talked through the findings.
But then you get home, sit with the information for a while, maybe talk to your dad… and suddenly you feel panicked.

That’s completely normal.

Buying a home is a big decision, and sometimes questions don’t come up until you’ve had some time to think about everything.

Our inspectors are always happy to talk through the findings and answer questions when they come up. We don't disappear after the inspection report is sent. We are happy to jump on a call to make sure our clients feel confident.

Sometimes it’s information that can be helpful to a new homeowner.
Maybe we figure out what that mystery light switch does, notice an air filter that needs changing, or find a window is sticking but just needs an easy adjustment.
