One of the questions we get asked most often is: What does your experience in real estate actually look like?

One of the biggest advantages of working with a husband-and-wife team is that our backgrounds complement each other in ways that directly benefit our clients.

Together, we bring more than 30 years of combined experience helping buyers, sellers, investors, and developers throughout Oregon and Washington.

Ben spent nearly a decade in new construction, giving him a deep understanding of building quality, materials, and home systems. He also specializes in multifamily and investment real estate, regularly working alongside developers and bringing valuable investment and development insight to every transaction.

My focus is primarily on residential real estate, where I help sellers strategically prepare, position, and market their homes to maximize value and attract strong buyer interest. Beyond serving clients, I'm actively involved in our local real estate community through leadership within our REALTOR® association and housing advocacy work with the Portland Housing Center.

When you work with us, you're not just getting a real estate agent. You're getting a team that combines construction knowledge, investment expertise, strategic marketing, and deep community involvement—all working together to help you make confident real estate decisions.

If you're thinking about buying, selling, investing, or developing, we'd love to be a resource for you.

Portland's older homes have a way of making people fall in love instantly.

The built-ins. The original hardwood floors. The detailed millwork. The unique architecture and character you simply don't find in many newer homes.

But as much as we love the charm, it's important to understand what comes with it.

Older homes can mean aging plumbing, outdated electrical systems, foundation concerns, older windows, sewer line issues, or years of deferred maintenance that may not be obvious during a quick showing. Those costs can add up if you aren't prepared.

At the same time, many of these homes have been standing strong for nearly 100 years. That longevity says a lot about the craftsmanship, materials, and quality of construction from that era. In fact, some of the best-built homes in Portland are older homes.

That's why we spend a lot of time helping buyers look beyond the charm and understand the bones of the house. We want our clients to know what systems may need attention, what future ownership costs could look like, and how to make a confident decision with the full picture in mind.

The goal isn't to avoid older homes. It's to buy them informed.

IS STAGING WORTH IT? HERE’S THE MATH.

One of the top questions we get from sellers: Do I really need to stage a vacant home?

Short answer: Yes.
And here’s why.

Staging usually runs between $2,000 and $5,000 depending on the size of your home. But in most cases, sellers make double—sometimes even 5x—that investment back.

Because home buying is emotional.

When a buyer walks into a beautifully staged space, it feels inviting. Aspirational. They don’t just see a house—they see their life there. Entertaining friends. Hosting family. Living that next chapter.

That’s when offers come in.

Staging can increase your home’s value by 5–8%.
So on a $500,000 home, that’s $25K to $40K added to your sale price.

And it doesn’t just boost price—it speeds up the sale.
Homes sell 30–70% faster when they’re staged.

So yes, staging is an investment—but it’s one that pays you back quickly, and with interest.

Most buyers hear “inspection period”… but don’t actually know what’s happening during it.

Here’s the reality—it’s not just a home inspection.

Yes, you start with the general inspection. That covers the big picture—roof, structure, systems, and any major safety concerns. But depending on the property, we often go deeper with things like sewer scopes, radon testing, or oil tank searches… the stuff you can’t see, but definitely don’t want to miss.

And it doesn’t stop there.

This is also your due diligence window. We’re verifying that the property actually fits your plans—checking things like insurance costs, school information, and reviewing any HOA or CC&Rs that could impact how you use the home.

It’s not about finding a “perfect” house.

It’s about knowing exactly what you’re buying—so you can move forward with confidence, not surprises.

One of the biggest questions we get from buyers?

“What’s the commute actually like?”

Here’s a real-world snapshot from some of the most popular suburbs around Portland:

From Vancouver, WA—you’re typically looking at around 45 minutes. But here’s the catch… bridge traffic can make that fluctuate a lot. When it backs up, you feel it.

From areas like Happy Valley, West Linn, or Beaverton—you’re usually in that ~30 minute range, depending on time of day and your exact location.

And if you’re in Lake Oswego, Milwaukie, or Tigard—you’re closer in with easier highway access, often around 15–20 minutes in normal conditions.

Of course, commute times aren’t fixed.

They change based on traffic, your schedule, and exactly where you’re headed—but this gives you a realistic starting point when planning your home search.

Because where you live doesn’t just impact your home…

It impacts your day-to-day life.

You might not need to lower your standards—you might just need to expand your map.

Here are three suburbs I consistently recommend to buyers looking for more space and better value 👇

Sherwood + Tigard
Strong community feel, newer housing in many pockets, and often more square footage for your money compared to closer-in Portland neighborhoods. Plus—you’re right by wine country.

Happy Valley
Tons of newer construction, easy access to shopping and groceries, and great lifestyle amenities—parks, food trucks, and space to grow. It checks a lot of boxes for buyers right now.

Beaverton
Great for commuters with strong job access, established neighborhoods, and a wide range of housing options. That variety often translates into better value compared to some Portland areas.

Markets shift—but strategy doesn’t.

Sometimes the smartest move isn’t stretching your budget… it’s shifting your search.

If you want help finding the right pocket around Portland that fits your goals, let’s talk.

City Living or the Suburbs—Which Is Right for You?

That really depends on you. The first thing I’d ask is:
What do you love doing in your spare time?

One of the best parts about living in Portland is the layout. Each neighborhood has its own vibe, identity, parks, restaurants, and rhythm. From the city core to the outer edges, there’s truly something for everyone.

✨ Love mid-century modern?
Check out Argay Terrace.
✨ Into historic charm and character?
You’ll love Laurelhurst or Irvington, with their beautiful turn-of-the-century homes.

Your commute time matters too. If you work remotely, you’ve got flexibility to choose based on lifestyle. But if you're commuting—especially to the West Side—living closer to your job may save you more than just time.

Whether you're drawn to the city energy or want the space and quiet of the suburbs, we’ll help you find your perfect fit.

There are times when traditional financing just doesn’t work—maybe you don’t have a full 20% down, or your credit needs a little time to catch up. That’s where seller financing comes in.

It’s a creative way for buyers to purchase—and sellers to sell—without going through a bank. And when done right, it can be a win-win.

As a buyer, here’s what makes seller financing so powerful:

You can negotiate a lower interest rate

You may be able to structure fixed payments

You could spread the loan over 30 years, with a shorter term (typically 5–7 years)

At the end of that term, you’d either:

Refinance with a traditional lender

Or pay a balloon payment to close out the loan

The key to doing this right? Having the right real estate agent to quarterback the deal. Your agent will coordinate with legal and financial pros to make sure everything is structured correctly—and that both parties are protected.

When it comes to real estate investing, it’s not about how the property looks—it’s about how the numbers work.

Your rents directly impact your sales price. That’s why we don’t just walk properties—we run spreadsheets. We’ve built a system to break it all down: whether it’s a smart buy now and how to maximize it when it’s time to sell.

Want to know if it’s time to list or hold? We’ve got tools that analyze timing, rent strategies, and long-term ROI. Sometimes it’s smarter to keep rents low. Other times, you need to push them up. It all depends on your goals.

Bottom line—this isn’t one-size-fits-all. You need a pro to help you make decisions based on your numbers, not just gut feeling.

When you’re choosing a home, most people focus on one thing:

Price and the monthly payment.

But that’s not the full picture—and it’s where a lot of people get caught off guard later.

The size of the home matters more than you think.

Bigger isn’t just a higher purchase price. It usually means higher utility bills, more maintenance, and more things that need attention over time. What feels exciting on day one can feel expensive six months in.

Then there’s upkeep.

A larger home or a more complex yard can quietly turn into a time—or money—commitment. Maybe you’ve always handled cleaning or yard work yourself… until suddenly it’s too much and you’re hiring help to keep up.

And don’t overlook the commute.

A home farther out might check every box—but it can cost you in gas, time, wear and tear on your car, and honestly your day-to-day quality of life. That adds up faster than people expect.

None of this means you shouldn’t buy the home you love.

It just means you should walk into the decision with your eyes open to the real cost of ownership—not just the mortgage.

That’s how you make a decision you’re still happy with years from now.
