Yesterday’s closing was a special one.

I’ve been working with Matt since 2016 through multiple investment and flip projects and I’ve watched him pour his heart and craftsmanship into creating beautiful homes for others time and time again.

But this time, it was his turn.

After decades of building for everyone else, Matt just purchased his first personal home since the 1980’s, a true mid-century modern time capsule nestled in the hills of Forest Grove, with sweeping views and all the character you hope for in a home like this.

We beat out multiple offers with creative terms and navigated all the fun that comes with older homes: an original sewer line, an operational oil tank system, and plenty of quirks to bring back to life. The kind of deal that reminds you how much heart, patience, and intuition go into making it happen.

After nearly a decade of working together, watching Matt choose his own home that reflects his story, his style, and his peace, was a full-circle moment.

This is what I mean when I say real estate is medicine. Because sometimes the homes we find aren’t just structures. They’re symbols of timing, healing, and everything we’ve quietly built along the way.

Yesterday’s closing was a special one.

I’ve been working with Matt since 2016 through multiple investment and flip projects and I’ve watched him pour his heart and craftsmanship into creating beautiful homes for others time and time again.

But this time, it was his turn.

MLS descriptions can feel like a different language! Understanding the terminology helps buyers make sense of a home’s status. The clearer you are on the terminology, the faster you can act when the right property appears. “Active” means the home is currently for sale and accepting offers. “Contingent” means the seller has accepted an offer, but certain conditions, like financing or inspections, must be met before it closes. “Pending” means all contingencies have been satisfied and the sale is moving toward closing. Fun Fact: I used to sell plumbing services so, ya, I’ve seen some things. There are still local restaurants I avoid because 🪳🪳🪳and have you really lived if you haven’t seen an actual sewer rat?! 🐀
