What exactly is a contingency?

It’s one of the most important protections you have as a buyer.

A contingency gives you the opportunity to back out of a purchase if certain conditions aren’t met, like financing, the inspection, or the appraisal, without automatically losing your earnest money.

What is earnest money?

Think of it as your way of telling the seller, “I’m serious about buying your home.”

When you go under contract, earnest money is deposited and held during the transaction. If a contingency in the contract isn’t met, you may be able to get that money back. But if you simply change your mind without a contractual reason, you could risk losing it.

Every contract is different, which is why understanding your contingencies matters.

One of the most common questions I get is, "How much do I need to put down to buy a home?"

The short answer is: it depends.

A lot of people think you need 20% down to buy a house. While putting 20% down can help you avoid private mortgage insurance (PMI), it's definitely not a requirement for most buyers.

The right amount really comes down to YOUR budget, financial goals, and what makes the most sense for YOU. Every buyer is different, which is why I always recommend looking at the full picture before deciding how much to put down.

Selling your home? Check your smoke detectors.

In Oregon and Washington, smoke detectors should be replaced every 10 years to make sure they’re working properly. Have an attached garage? Make sure you check your carbon monoxide / smoke combo detector too, since those also have a limited lifespan and may need replacing. (5 years).

Not just the battery, the whle device!

One more thing people miss: if your home currently has hardwired smoke detectors, they need to be replaced with hardwired detectors. Don’t swap them out for battery-only versions.

It’s a simple fix before listing, but catching these little things early can help avoid surprises during the selling process.
