My client reached out from Arizona ready to trade triple-digit summers for mild Portland weather. The plan going in was a quiet retirement community a little further out — but as she was looking, we found a great fit in Beaverton with no stairs, everything on one level, and being close enough to walk to a coffee, groceries and dinner.

This one checked all the boxes. Ground-floor corner condo, 2 bed / 2 bath, single level. The fireplace in the living room and covered patio didn’t hurt either. Progress Ridge TownSquare, New Seasons, restaurants and Progress Lake Park are all right there, as well.

They have spent years living on the water and sailing, and while that’s not where they’re at anymore - they didn’t want to give up the joy of living near the water and with outstanding water views.

But this one didn’t come easy.
 
A few days before closing on a different home we had under contract, my clients got the call every buyer dreads: the deal fell apart over a last-minute HOA issue the underwriter flagged. And their own home was already under contract to sell. No time to waste — we went into fast-and-furious search mode across Vancouver, Ridgefield, and even out to La Center, trying to find the right fit before the clock ran out.
 
We were running out of time. Renting was starting to look like the most likely option. Then a colleague, showing them a couple of properties while I was tied up, mentioned an upcoming listing he thought might be worth a look.
 
It was the one!
 
This adorable 3-bed, 2-bath bungalow checked almost every box they’d been looking for. Walkable, updated, and a great, fenced outdoor space for their dog - all on a quiet, tree-lined street just minutes from downtown Vancouver, exactly where they wanted to be all along.
 
Though we experienced a few bumps and bruises along the way, it worked out great in the end. Very proud of my clients for hanging in there and getting to the finish line!
