July brought a steady but slightly quieter pace to the Oregon housing market as summer continued. While new listings, closed sales, and home prices eased modestly from June, inventory increased and homes continued to sell at a consistent pace.
July Highlights:
📈 3,004 new listings
New listings decreased 5.1% month over month, bringing slightly fewer homes onto the market.
🏡 2,167 closed sales
Closed sales decreased 4.2% from June, reflecting a modest seasonal slowdown in activity.
💰 Home prices adjusted modestly
The average sale price decreased to $632,500, while the median sale price reached $555,000, both down 1.8% from June.
⏱️ Market time remained steady
Homes spent an average of 54 days on the market, remaining relatively consistent with June.
📊 Inventory increased
Inventory rose to 3.3 months of supply from 3.1 months in June, giving buyers slightly more selection while maintaining a relatively balanced market.
For sellers, strategic pricing, strong presentation, and professional marketing remain important as buyers have more options. For buyers, increased inventory can provide more flexibility, while opportunities in new construction and builder incentives may also be worth exploring.
