Thinking of selling your home in a couple of years? You'll thank yourself if you plan ahead! Here are 4 house projects you can do *now* to prepare for a *future* sale. Even if you're a few years off, there are investments you can make now that will make your eventual sale go smoothly.

1) Boost curb appeal. You want future buyers to drive up to your home and be instantly wowed. If you have a dead tree or scraggly looking bushes, pull them or replace them and allow the new plants to fill in and mature before it hits the market. And while you're at it, put a fresh coat of good quality paint on the front door, too.

2) Clean and repair your roof. This is the Pacific NW. We get a lot of water. Make sure that water isn't leaking into your attic or causing siding problems. Clean moss off, have shingles repaired, and if it does need to be replaced, you'll know to budget for that at the sale. Roof repairs are one of the most commonly requested items by buyers and you can get ahead of the issue by calling a licensed roofing contractor.

3) Make minor improvements. If you're thinking of selling, a major kitchen remodel wouldn't be wise, but replacing old, scuffed flooring could be a great idea. Bathroom vanities, backsplash tile and new carpet can all be very cost effective ways to perk up your home. Use light, neutral colors as they show up best in photos and video marketing.

4) Plan ahead with a Realtor. Give your trusted agent a call. They often are generous with their time and will walk through your home to give recommendations on what improvements to make and what's not important to current buyers. But I can't emphasize it enough: plan ahead, as contractors are often booked out for months and if you need to hire someone based on these recommendations, you'll need to be flexible with your time.

Look at this view! If you're exploring luxury, low maintenance living and want a view like this one in the Waterfront Pearl, Inhabit has some fantastic listings that you may want to see. Whether you want to spend time traveling, prefer an urban lifestyle or simply don't want to deal with yard maintenance, a beautiful condo could be the right place to look.

The condominium market provides an opportunity for buyers who are hoping to avoid the extreme over-bidding happening in the single family home market. The ratio of buyers to active listings is more favorable for buyers than in other areas of the market. But make no mistake, the condo market is still competitive - for example, there is less than 2 months of inventory in NW Portland. Expect a more balanced experience when condo shopping. You may not be competing with as many other buyers, but informed sellers won't agree to underbidding.

Finally, don't be turned away by HOA fees. Often those fees cover maintenance and services that are "hidden" costs when owning a single family home. As an individual owner, it's best to put away some funds each month to cover maintenance costs. In a condominium the association does it for you.

What will 2022 bring to the market after 2021's historic interest rate lows and price appreciation? It does not look like it will be more of the same.

First: Interest rates have already climbed up during the first couple of weeks of the year. They'll remain relatively low, but closer to 4% than the 3% rates last year.

Second: As interest rates rise, purchasing power declines. Unfortunately that will price some buyers out of the market and naturally slow price increases.

Inventory remains incredibly low, though, so we'll still see demand due to scarcity, and that's no small thing. So if you're wondering how to leverage equity or make a change in this changing market, contact me and I'll help you put a plan in place.
