Your Clark County home value barely moved, so why did your 2026 tax bill go up?

Washington lets every taxing district raise its total levy by 1% a year, no matter what your house is worth. Your assessed value just decides your share of the bill. This year the county also tapped banked capacity to help cover a budget shortfall.

Mortgage rates just did something they haven't done in almost three years.

Per Freddie Mac, the 30-year fixed hit 7.4%, up from 7.28% last week. That's the seventh straight weekly increase and the highest since November 2023.

Waiting for rates to cooperate is a lot like waiting for Portland traffic to improve. Don't panic-buy, but do get your numbers locked in so you're ready when the right house shows up.

Did your agent make you sign something before they'd even show you a house? You're not imagining it.

Oregon: state law now requires a written buyer agreement once an agent starts representing you, showings included.
Washington: under the 2024 national rules, you'll generally sign before the door gets unlocked.

Same paperwork, two reasons. Read it, and ask what happens if you want out.

The IRS still lets you sell your primary home tax-free — $250K if you’re single, $500K if you’re married — and that number hasn’t moved since 1997.

Own 20–30 years in Portland or Vancouver and prices more than doubled, so a lot of sellers can sail right past the limit into capital gains. (WA’s state capital gains tax? Real estate is fully exempt.)

You can win your Oregon property tax appeal and still pay the exact same bill next year.

Sounds impossible — it’s Measure 50. Oregon tracks real market value and assessed value, and assessed can only climb 3% a year. If assessed is already way below market, winning an appeal often doesn’t change this year’s bill.

Oregon’s estate tax still starts at $1 million — and that threshold hasn’t moved since 2012.

If you’re leaving a Portland or Westside home to your kids, today’s value alone can put the heirs over the line. Lawmakers tried to raise it this year. It didn’t stick.
