Here's the problem:

Most renters could afford a mortgage, but saving up a big down payment is the biggest roadblock.

Now there’s a way around that!

1. 0% Down. You don’t need to bring a down payment. The lender gives you a “silent second mortgage” that covers the required downpayment and you DON’T need to have perfect credit. (In fact, we can help you with that too, even if you have bad or no credit.)

2. Silent Second = Free Money (if you play it right):
(It’s called “silent” because you don’t make payments on it.)

3. What It Costs:
For the first 6 months, your rate is roughly 1.65% higher than normal.
That’s the trade-off for getting your down payment covered.
After 6 months of on-time mortgage payments, the lender refinances you for free. At that point, your interest rate drops and that 2nd mortgage is forgiven.
After refinancing, your rate goes down to current rate level (right now, FHA rates are around 6.2% on a 30 year fixed) and you keep the free down payment.

Closing Costs?
We can usually get the seller to pay those, so you’re not coming out of pocket there either.

Here's an update on the current bond rates:

Treasury yields have been trending slightly down lately, which usually puts some downward pressure on mortgage rates. That means borrowing might get a little cheaper in the near future — a nice break after months of high interest rates.

If you’ve been thinking about buying or refinancing, this could be a window to watch. Lower rates = more buying power and better deals on long-term financing. 🏠💸

Let’s see if this trend sticks — the Fed’s next moves at the end of July will be key. Stay tuned!
