Loyal Legion, the beloved Portland-born beer hall, just opened its first Washington location at 1109 Washington St — in the former Heathen Brewing / Feral Public House space. And it's a massive transformation: high ceilings, a fully refreshed patio, and a basement speakeasy in the works.

This location leans into Washington breweries with their signature high-tap, draft-first lineup, alongside the classic Loyal Legion menu — smashburgers, sausages, pretzels, loaded fries, and now a sourdough crust pizza exclusive to the Vancouver spot. Almost half the menu is plant-based too, so there's something for everyone at the table.

They've already hosted several community pop-up markets featuring local vendors leading up to opening, and there's a kids' play area tucked in the back — so yes, this is genuinely a spot for the whole family, not just happy hour.

A big jump in inventory. More homes hit the market this week, giving buyers significantly more options to choose from.

⏳ Time on Market: 52 Days (down 22.4%)
Homes are selling much faster. Good properties are moving quickly — buyers need to be ready to act.

📋 Pending Sales: 944 (down 3.9%)
A slight dip in contracts written, but demand remains strong overall with nearly 1,000 homes in the pipeline.

🔑 Closed Sales: 75 (up 8.7%)
Closings picked up this week — a healthy sign that transactions are moving through successfully.

💰 Average Sale Price: $581,000 (down 14.5%)
💰 Median Sale Price: $525,000 (down 12.1%)

Prices pulled back noticeably this week. For buyers, this is a real entry point — more homes, lower prices, and faster-moving market all at once.

More inventory, softer prices, and faster sales create a unique window right now. Buyers have options but need to move quickly. Sellers need to price correctly from day one — buyers are paying close attention to value.
