The market: nationally, there were 63% more home sellers than buyers in September, the widest gap in Redfin's records. Buyers can be choosy, so sellers who price well and get the home ready stand out.⁠

Mortgage rates: the 30-year average was 7.40% the week of Oct 15, up from 6.27% a year ago. From one of our lending partners: "This is a tough business right now… let's keep cranking, keep it positive, keep at the grind."⁠

New appraisal rules: starting Nov 2, 2026, most new appraisals sent to Fannie Mae or Freddie Mac must use a redesigned report, with temporary exceptions for some lenders. It covers many home types, condos included.⁠
