The backpacks are packed, lunches are made and the house is suddenly WAY to quiet...

Back to school week always feels like a fresh start, even when you're not the one heading into the classroom. It's a good time to reset routines, tackle the projects you ignored all summer, and maybe start thinking about what you want the rest of the year to look like.

This week, my buyers walked away after the home inspection, and it was the right decision.

The inspection uncovered issues that weren't obvious during the showing, including:
🏠 Extensive siding damage from wood-boring beetles
💧 Water intrusion in the crawl space
🪵 Rotting sill plates
🌧️ Leaking skylights
🔨 Roofing material installed on low-slope areas where it wasn't appropriate

Could these things be repaired? Yes. But after looking at the scope of work and future costs, my buyers decided this home wasn't the right fit for them.
