Well, well, well… look who got herself a SALE PENDING sign just in time for fall. 🍂😏

Westwood kept us on our toes ALL summer, but on the very last day she finally decided it was time.

Cue September 🎶
Hang the pending sign.
Bring on fall.

Turns out good things really do come to those who wait…and adjust…and strategize…and host a few open houses. 😂

Westwood is PENDING! 🏡🙌

The house feels different today....

The backpacks are packed, lunches are made and the house is suddenly WAY to quiet...

Back to school week always feels like a fresh start, even when you're not the one heading into the classroom. It's a good time to reset routines, tackle the projects you ignored all summer, and maybe start thinking about what you want the rest of the year to look like.

For me that means getting back into a rhythm, reconnecting with people, and helping a few more buyers and sellers make their next move before the holidays.

Are you excited to get back into a routine, or are you already counting down to next summer break?

🚨 Sometimes the right house... isn't the right house.

This week, my buyers walked away after the home inspection, and it was the right decision.

The inspection uncovered issues that weren't obvious during the showing, including:
🏠 Extensive siding damage from wood-boring beetles
💧 Water intrusion in the crawl space
🪵 Rotting sill plates
🌧️ Leaking skylights
🔨 Roofing material installed on low-slope areas where it wasn't appropriate

Could these things be repaired? Yes. But after looking at the scope of work and future costs, my buyers decided this home wasn't the right fit for them.

This is exactly why a home inspection matters.

Buying a home isn't just about loving the kitchen or imagining where your furniture will go. It's about understanding what you're really buying before you commit.

Walking away isn't failing. It's making an informed decision that could save you thousands of dollars and a lot of stress.

If you're thinking about buying a home and want someone who will help you look beyond the fresh paint and pretty staging, let's talk.
