People ask me all the time, “How’s the market?”

And lately my answer has been: which one? 😂

Because right now, buying a detached house in Portland can be a completely different experience from buying a condo, a duplex or a piece of land.

Even within those categories, the experience can change dramatically depending on the neighborhood, price point and particular property.

This is why I don’t find sweeping real estate headlines especially useful. “It’s a buyer’s market” might be true for one person and completely irrelevant to another.

What I care about is your market.

What are you trying to buy or sell? Where? Who are you competing with? How much leverage do you actually have? And where might there be an opportunity that isn’t immediately obvious?

The market is always changing. My job is to understand what those changes actually mean for you!

Staging works on me too. I love beautiful wallpaper, great lighting, a perfectly placed chair and a room that makes you immediately start imagining your life there.

And honestly, I want that for my buyers! I want you to walk into a house and feel excited. I want you to fall in love!

But while you’re over there imagining where the Christmas tree might go, I’m doing something a little different.

I’m sniffing around the basement. Feeling the floors under my feet. Looking at the age of the systems, the windows, the electrical panel and the plumbing. I’m checking permit history, thinking about insulation, wondering what that crack means, and noticing whether there’s actually a reasonable place to put your king-sized bed.

I’m also thinking about price. What will other buyers see here? What might make them emotional? And how far would I want you to go before this particular house stops being a good buy?

You get to dream, meanwhile I’ll be over here keeping one foot firmly on the ground.

Because I absolutely want you to fall in love with your house. I just want you to know what you’re falling in love with. ❤️

I’ve been thinking a lot about what makes a home feel like home.

Not the number of bedrooms or bathrooms, or the square footage, but what actually gets to happen there.

For me, home is about freedom. It’s where I get to surround myself with the things I love, make things beautiful, be messy, have people over, put on my soft clothes, grow plants, make art, rest, play, and just be myself.

And I think that’s part of what I love so much about real estate. I get to help people imagine what might be possible in a space, not just whether it checks all the boxes.

So I’m curious...what does your home give you permission to do?

I once had a client call me from LA, she had seen a house online and she thought she might want to buy it. I went to check it out, we wrote an offer and we were under contract the next day. So yes, that CAN happen 😂, but it is rare!

One of the things my clients hear me say all the time is, “We’re just gathering information.” And I really mean that.

The first few houses we see aren’t about finding “the one” right away, they’re about slowing down enough to actually notice how a place feels for you.

As we walk through homes, we’re paying attention to all the little things. What feels good? What feels off? Can you see yourself waking up in this room every day? When you sit in the living room does your body relax? Or are you already tense thinking about the projects you’ll need to do?

Every house teaches us something! Even the ones you know pretty quickly are a “no.” In fact sometimes those are actually the most helpful, because they get you really clear on what you don’t want just as much as what you do.

I don’t believe there’s such a thing as a wasted showing. I think we’re just gathering information, one home at a time, until the right one becomes unmistakably clear.

Last month I went to Colorado to get my picture taken and everyone said, “can’t you get your picture taken in Portland?” And I said well yes but….

Not like this! This is THE FIELD!!!

I spent three months in container with Ayce and Lindsay and these photos are just the beginning of what has transpired. I needed some fresh head shots for work, but I wanted more than that. I wanted to be seen! And I wanted these photos to represent how I feel at this moment in my life. Strong, confident, beautiful and powerful. The kind of person who will pull together a multi million dollar real estate deal in the morning and then go build a giant piece of community based art in the afternoon. The type of agent you want on your team.

During the shoot I had some of my best friends by my side, holding me so that I could drop in. I practiced letting it be easy and showing up fully embodied. I had fun! I let Ayce hold the space and let Lindsay work her magic behind the camera. And these pictures are 🔥

Happy Solstice!

This artichoke in my garden reminds me that sometimes it’s necessary to be spiky on the outside in order for our tender hearts to blossom. I look forward to its unfolding every day. May you meet yourself wherever you are right now with gentleness and lots of love ❤️
