So it’s New construction…why do you need to do an inspection?

🔍 Are you considering purchasing a brand new construction home? Before you sign on the dotted line, let me share with you the importance of conducting a thorough inspection. 🧐

✅ Peace of Mind: While new construction homes may seem flawless, it's crucial to remember that even the best builders can make mistakes. An inspection will provide you with peace of mind, ensuring that your dream home is built to the highest standards and free from any hidden issues.

✅ Identifying Defects: An inspection will help you uncover any potential defects or construction errors that may not be visible to the untrained eye. From faulty wiring to plumbing leaks, an inspector will thoroughly examine every nook and cranny, saving you from future headaches and costly repairs.

✅ Builder Accountability: By conducting an inspection, you can hold the builder accountable for any necessary repairs or improvements. This ensures that your investment is protected and that the builder delivers on their promises.

Keep in mind…compared to a resale home, there is NO inspection contingency on new construction homes. Buyer’s do not get to back out of the deal after inspections, the builder will correct these mistakes prior to closing.

My client’s were in a fortunate position to purchase this home for their son! Seller’s had just done a price drop, and we were able to negotiate $8K more in price reduction. The listing agent was great as well, and we were able to have a win-win situation for both parties. 😃

There was a shift around August of 2022 towards a buyers market as the interest rates grew. Higher interest rates usually means buyers will cool their house hunting, and thus more listings will stay on the market and inventory grows. More inventory, less active buyers = Buyers market.

However, things slowly started changing again around February of 2023, and has really picked up the last 2 weeks with every home my clients have offered on having multiple offers.

Why? Inventory has dipped back down to below 2. Peep the graphic to see what that really means.

Every second counts in the housing market when there's so much demand for a relatively low supply of homes.

New Construction | 3 🛌 | 2.5 🚽 | 2305 Sq. ft

This one was a good find for my wonderful clients. Their parents/in-laws live just 5-10 mins away. They had put a reservation on this home, back out, but luckily we were able to get it into contract the 2nd time around under the initial list price!

Introducing the new FLEX down payment assistance program. Highlights below..

-No first time homebuyer requirements(cannot own a home when you close, so if you own a home, as long as you close on that prior to closing on your new home)

-Interest rates are NOT credit score dependent

-620 credit score minimum required

-No purchase price limits

-Maximum income limit is $125K(applicant income and qualifying income only)

-Even if you have the down payment, you can still qualify

Only 5 lenders are currently able to provide this, and I my preferred lender happens to be one of them! I already have a few clients approved for the program.

In short…

The influence of low interest rates on sellers continues to impact supply

Buyer demand remains strong – absorption is in the 95-100% range and DoM is falling.

-Properties now sell on average for 100% of asking price
- Without additional shocks to the system (i.e. bank failures, etc.), interest rates appear to have stabilized and there is a solid basis for expecting them to fall in the coming months
- Housing is not going to become more affordable in the near future, as prices are reacting quickly to lack of supply and abating rates

Stable pricing and low velocity – we have an interesting year ahead.

Should you buy now?

This is the most common question I get asked at the moment…the simple answer is YES!

For a few reasons…
1) Homes right now are generally lower than what they were last year. There are definitely exceptions, but you can find a good deal in this market .

2) The higher interest rates have simmered down the competition for some homes. Meaning, Buyers are less likely to face multiple offers, bidding wars vs last year.

3) The power of refinancing…see the chart! By purchasing now, and refinancing when the rates get lower, it will be a bigger win.

Don’t wait to buy…buy now and wait. The Real Estate is cyclic, it’s an investment that will benefit you in the long run.

People often overlook the fact that waiting to buy usually means that home will cost more next year, and if you consider the opportunity to refinance if rates do fall - you’re actually in a much better position if you buy now and then refinance later down the road. This is why I love what I do! We helped this client sell her home and get her into a new one one with no stairs. She had developed pain in her knees and couldnt go up the stairs without being in pain. My team and I were able to get her into her new home, besting everyone in a multiple offer situation.
