If you’re overlooking the fact that the clock starts ticking on your home when it goes “live” on RMLS then you’re missing out on an important piece of the marketing strategy for selling your home.

I’ve watched it happen many times with homes in & around Hillsboro…

A fantastic home, priced just slightly off, sits for 25+ days, and that’s when buyers start circling like it’s a clearance rack.

The conversation buyers are having changes from “what’s this home worth?” to “what’s wrong with it?”
The only thing that changed about the house is the buyers perception of it.

Meanwhile, the homeowners down the street spent $400 on neutral paint, spruced up their yard, and walked away with more.

I’ve walked through homes where the owner gutted the bathroom before listing and barely broke even.

And I’ve seen a $1,500 garage door swap change a buyer’s entire first impression of a home before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

They’re the ones that scream “this home is cared for”

So yes, fresh neutral paint makes every room feel like a clean slate.

Let’s be honest for a moment, sometimes the highest offer doesn’t win in the Hillsboro market…

So what can tip the odds to be ever in your favor?

Knowing what the seller is looking for in an offer - do they need a quick closing, do they need rent back, are they able/willing to make repairs, etc.
Having a solid lender & pre-approval letter (even better if you’ve got a lender who can have you on your way through the underwriting process when the offer’s submitted)
Having an agent who has a relationship with the listing agent

Summer is genuinely one of the most competitive times to buy in and around Hillsboro.
And I don’t say that to stress you out — I say it because I want you to actually get the house.

So here’s what I need you to know before you start doom scrolling Zillow at midnight

One — the good ones are gone by Monday. Not exaggerating. If you’re not pre-approved and ready to move when something hits, you’re just watching someone else buy your house.

Two — sellers have stuff going on too. Summer closings often mean tight timelines — vacations already booked, school starting, a job change already in motion. When I know what a seller needs, I can help you write an offer that works for them without you having to pay more. That’s the stuff that actually wins.

Three — a bidding war does not mean the house is perfect. It means the price and location hit a lot of people’s checklist at the same time. You still get the inspection. Please. I’ve seen what happens when people skip it and it is not fun for anyone.

Summer buying is totally doable. You just have to go in with your eyes open and someone in your corner who’s going to tell you the truth even when it’s not what you want to hear.

Holy $hit friends how is it May already????

I suppose when you spend two weeks of April recovering from gluten exposure the month just flies by.

Here’s your tax season plot twist…

Your tax refund might just be part of your down payment 👀

Here’s the math that shocks a lot of people…
�💰 Average tax refund: around $3,000�🏡 FHA loans allow as little as 3.5% down

Now add in down payment assistance programs that one of my preferred lenders can walk you through you might just suddenly see how your refund moves your downpayment needle forward quick.

And here’s what most buyers don’t realize…

Peace out March!

How the hell are we done with Q1 already?

This quarter was filled with lots of changes and some fun:

1. Laughter with clients over some very unique design choices in homes that we toured. Airplane size second bathroom I’m talking about you.
2. Becoming empty nesters - although the children seem to think that sharing my location is vital incase I’m out to eat without them and then they can just stop by.
3. Our granddaughter turning 9 - um excuse me but how is this the last year of single digits?
