On January 8, 2026, President Trump announced a plan to use the "absolute fortune" in cash reserves held by Fannie Mae and Freddie Mac to lower mortgage rates directly.

Instead of waiting for the Fed to cut its benchmark rates, the administration is moving to lower the "mortgage spread." By directing Fannie and Freddie to purchase $200 billion in mortgage-backed securities, the government is essentially creating high demand for home loans, which helps pull interest rates down for the average borrower.

This isn't about "printing money"—it's about putting existing housing reserves to work. For those sitting on the sidelines, the goal is clear:

Lower Rates:
The 30-year fixed rate already dipped below 6% for the first time in three years following the announcement.

Market Stability:
