**MULTIFAMILY MARKET UPDATE**

As we head into Q3 and the back half of the year we are beginning to see some relief in interest rate quotes especially from the Agency side and the Freddie Mac Small Balance Program. Excitingly, the most recent CPI report showed inflation is below 3% for the first time in over 3 years. As a result, the probability of a September rate cut has increased to 88.6% according to CME Fed Watch. In addition, we are beginning to see improved alignment with Seller and Buyer expectations and a willingness from Sellers to be creative with how transactions are structured. We are hopeful these trends will continue as we move to close out the year on a positive note.
