It’s that time again… ⏱️

Time to give your home some TLC before winter really sets in to avoid expensive issues later on! 🍂 Here’s what to check off your list this October:

1. Inspect your roof: Before the winter weather gets started, check your roof for missing or damaged shingles. This will help you avoid leaks and stay more insulated.

2. Flush your water heater: Sediment can build up in your water heater over time. Make sure to flush it to help the water heater last longer and run more efficiently.

3. Check for gaps and seal them: Look around doors, windows, and any exterior walls for cracks and gaps. If you find any, seal them with caulk or weatherstripping to keep your home insulated and save on heating costs.

This is also a great time to start a new daily habit that will help you avoid costly repairs. As you go around your house throughout the day, keep an eye out for smaller issues like loose tiles, leaky faucets, or loose outlets. Then make a plan to get them fixed!

Keeping on top of these seasonal to-dos and making a daily habit of checking your home will help you avoid big, expensive repairs and will maintain your home over time. 💰

Did you know this? 🤔

New construction homes come with so many benefits apart from being brand new, like these:

💰 Resale value: New construction homes are desirable thanks to their design and amenities, so you’ll see a new construction home’s value strong from the start.

🛠️ Minimal maintenance: Because the home is brand new, it won’t need much maintenance for the first several years you live in it.

🔋 Energy efficiency: New construction homes are built with today’s standards, which makes them energy efficient. This can save you money on utilities in addition to decreasing your energy footprint.

😌 Peace of Mind: Thanks to the builder’s warranty and other warranties that come with a new construction home, you can rest easy and know that any issues will be taken care of.

🏦 Bidding-war-free: New construction homes have one huge advantage–you never have to worry about losing the home to a bidding war!

This is your sign to seriously consider new construction homes as you’re house-hunting. They could be exactly what you’re looking for!

Be honest: is this keeping you up at night? 😭

You know you need to close on a home soon, but the thought of moving in and suddenly getting hit with big, unexpected repairs makes you go into fight-or-flight mode. 😱

Let’s change that!

Here are 4 things to do to make sure that you’re protected and prepared for any situation in your new home.

1. Set a budget for repairs and maintenance: Going into homeownership with money set aside just for maintenance and repairs will help you have peace of mind in case any unexpected costs do come up.

2. Research the neighborhood: Some areas are in need of certain kinds of repairs more often. Research the area can help you find out what you should plan for when it comes to repairs.

3. Get a THOROUGH home inspection. A home inspection is your number one way to avoid unexpected repairs, so make sure that you find a good inspector and actually do the inspection! The resulting report will allow you to see what’s really going on with the property.

4. Negotiate repairs: If the inspection turns up some needed repairs, work with your agent to negotiate with the seller on covering those repair costs.

Doing these 4 things will help you conquer those fears and go into closing day feeling confident and ready for homeownership! 🎉

Save this if you’re home shopping!

Feeling hung up on interest rates when it comes to buying a home? 😞

Here’s something to consider:

You’re probably already paying a LOT in interest with your car loan or credit cards. 💳

But that interest rate goes all the way up when you think about rent. 📈

Even though rent doesn’t come with an explicit interest rate, renting is essentially like paying a 100% interest rate.

Unlike a mortgage, where you build equity, every single rent dollar is gone forever into your landlord’s pocket. 💸

When you own a home and pay a mortgage, you build equity, which goes back into your pocket when you sell. Plus, you have a more stable living situation since you’re not at the mercy of rising rent prices.

Have you heard this before? 👂

There are some mismatched expectations when it comes to the market right now.

Buyers think it’s the 2008 market all over again because of the high mortgage rates. 🏦

Meanwhile, many sellers are still thinking that we’re in the same white-hot market of 2021.

But here’s the thing: it’s 2024 now with a whole new market that requires different strategies.

So what can you do to sell your home quickly and get the best deal?

Price it right–the first time– and work with a trusted agent! 💼

By pricing your home to attract buyers, you’ll be able to get your home sold fast and potentially even get a bidding war going.

To do this, you need to work with an agent you trust so they can guide you through the process of getting the most out of your home.

Let’s talk about it!

So many buyers out there have been putting off buying a home because of high interest rates. 📈

As a reminder, the Federal Reserve has kept interest rates high as a way to combat inflation due to the amount of money circulating in the market and the strong job market.

But things are starting to change. 🍃

The fast exchange of money that led to an increase in inflation is starting to cool a bit. Experts think that this will lead the Federal Reserve to begin decreasing interest rates.

As soon as interest rates drop, we’re going to see a huge influx of homebuyers, leading to strong buyer competition. 💰

This means that NOW is the time to start getting your home ready to sell!

If you want to move and you missed your chance in 2021, it’s time to get prepared to take advantage of a strong seller’s market.
