Portland-area market conditions continue to shift in favor of buyers as we head into fall. Inventory climbed to 4.2 months in September, the highest we've seen this year, while the average time on market increased to 68 days. Pending sales dropped 12.6% and closed sales fell 7.9% compared to August, signaling a noticeable slowdown in activity.

Interestingly, prices aren't following the same downward trend. The average sale price actually increased 3.8% month over month to $630,500, while the median price held relatively steady at $545,000. So while buyers may have more options, less competition and more negotiating power, we're not seeing a significant drop in home values across the board.

The bigger picture? Homes are still selling, but the pace has changed. Sellers need to be more strategic with pricing and presentation, while buyers may find opportunities that weren't available earlier in the year. As always, what's happening in your specific neighborhood and price point matters more than the metro-wide averages.

Pumpkin season, but make it dinner.

This month’s Local Flavor comes from Portland chef and Six Seasons author Joshua McFadden, who puts fall squash to work in a rich Bolognese with beef, pork, white w**e, milk and plenty of Parmigiano. Pumpkin has officially moved beyond pie and we’re here for it.

Serious acreage. Ridiculous views. Architecture that deserves a second look. Pools, guest houses, sprawling gardens and the occasional feature you didn't realize you needed, but immediately, yes.

We took a scroll through what’s currently for sale around the Portland metro and beyond, where the price tags start north of $2 million and the houses get considerably more interesting.

No, you don’t have to be in the market. Real estate window shopping is still free.

First Friday is back in tomorrow night, which means a very good excuse to wander the Village.

Local shops will be staying open late with specials and pop-ups along the way, and there’ll be free live music at Village Park from 5–7:30. Over at Local Collective, we’re keeping things simple: fire going, s’mores ready and plenty of room to hang out. Stop by on your way through, make us one of your stops or settle in around the fire.

We’ll also be collecting non-perishable food and new hygiene products for Positive Charge PDX. If you’d like to contribute, bring something along and we’ll make sure it gets where it needs to go.
