📉 NAR June 2025 Existing‑Home Sales Report

Sales dipped 2.7% from May, landing at a seasonally adjusted annual rate of 3.93 million homes sold—the slowest pace since fall 2024. Year‑over‑year sales were flat.
Median price hit a record $435,300, up 2% from June 2024—the 24th straight month of year-over-year price increases.
Inventory has grown 15.9% from last year (to 1.53 million homes), giving about a 4.7‑month supply, a balanced market range albeit still tight.
🏠 Regional Trends:

West led with a 1.4% sales increase month-over‑month, though still down vs. last year.
Sales declined in the Northeast (–8%), Midwest (–4%), and South (–2.2%). Year-over-year, sales rose in the Midwest and South but fell in the Northeast and West.
🧭 Market Drivers
High mortgage rates—around 6.7–7%—are keeping many buyers on the sidelines. NAR Chief Economist Lawrence Yun notes that if rates fell to 6%, an extra 160,000 renters may become first-time buyers, boosting overall activity.
Structural under‑supply is still pushing prices higher, while new single-family construction lags behind population growth.

First-time homebuyers are being held back from entering the market by high prices resulting from lagging home construction and the resulting undersupply.
