Winning a multiple-offer situation is not just about offering the most money. In reality, that’s only one part of the equation and sometimes not even the deciding factor.

Multiple offer situations are where having the right agent actually matters, not just someone who plugs numbers into a form. Buyers assume the strategy is simple: offer the highest price and hope for the best. That’s not how deals get won consistently.

In reality, sellers are often choosing based on more than price. They’re looking at the full package:�
• certainty the deal will close�
• strength of financing�
• inspection and contingency terms
�• timing that fits their next move
�• overall risk vs reward

Which means the “winning” offer isn’t always the highest, it’s the cleanest, most aligned, most reliable path to closing. This is where experience shows up. A strong agent isn’t just focused on competing on price. They’re reading the situation, understanding what the seller actually cares about, and structuring an offer that reduces friction and increases the chance of getting to the finish line. Because in multiple offers, the goal isn’t just to get accepted, it’s to actually close.

Multiple offers can completely change how a home is priced—and it’s not always as simple as “over asking = higher value.”

When more than one buyer wants the same property, they start competing against each other instead of negotiating with the seller. That competition can drive the price above the original list price through stronger offers, escalation clauses, and reduced contingencies.

Example: �A home listed at $500,000 may receive multiple offers pushing it to $525,000 or higher, but here’s what most people miss:

The list price is just a starting point, not the final measure of value. And even when a home sells above list price, the structure of the deal matters just as much as the number. Seller-paid concessions, credits, and financing terms can significantly change the true strength of the offer. That’s why experienced agents don’t just look at “sold over asking.” Agents look at the full picture, price, terms, concessions, and risk.

People often assume that seller-paid concessions lower the sales price of a home, but that’s not usually the case.

Example:� A home may sell for $500,000 with $10,000 in seller-paid closing cost concessions.

The recorded sales price is still typically $500,000, even though the seller is contributing money toward the buyer’s closing costs.

Why does this matter?
Because there’s a difference between the sales price� and the seller’s net proceeds. This is also why agents and appraisers look at BOTH the final sales price and any concessions paid when evaluating market value.

In today’s market, negotiations are often more about structuring terms strategically than simply lowering the price.

Some buyers and sellers are surprised to learn that lowering the price and offering seller-paid concessions are not the same thing, and they can impact a deal very differently.

Why pay closing cost concessions instead of just lowering the price? Here’s why:
Lowering the purchase price and paying concessions affect buyers very differently.
Most buyers today are focused on two things:�
• Monthly payment�
• Cash needed to close

A price reduction may slightly lower the monthly payment, but it often doesn’t solve the bigger issue, upfront closing costs.
Seller-paid concessions can help cover expenses like:
• lender fees�
• title and escrow costs�
• prepaid taxes and insurance�
• rate buydowns

That means buyers may be able to keep more cash in savings while still purchasing the home.

Example: �A $10,000 price reduction might only change the monthly payment a small amount, but a $10,000 seller credit toward closing costs could significantly reduce the amount of cash the buyer needs upfront.

In today’s market, negotiations are not always about price alone. Sometimes structuring the terms strategically creates the best outcome for both sides.
