The Portland + Beaverton housing market is shifting, and not every part of the metro is moving the same way. 🕵🏻‍♀️

Mortgage rates moved into the high-6% range in late August and above 7% for many buyers in early September, and we felt the response quickly.

Pending sales across the Portland Metro were down 11.5% year over year in August, while average sale prices were down 2%. In Beaverton, we’re seeing prices down approximately 3%, with some of the greatest pressure showing up in the $650,000–$900,000 range.

At the same time, some close-in Portland neighborhoods are still seeing strong activity when the right home hits the market at the right price. 🤝

Realtor.com says the best time to buy a home nationally is September 27–October 3. 🗓️🧐

But here in the greater Portland metro, the data points to a different window 👉🏻 October 25–31. 👀

That’s nearly a month later.

And historically, that late-October window has brought Portland-area buyers a pretty compelling combination: more inventory, less competition, a slower market pace, and listing prices below their seasonal peak.

According to Realtor.com, during that strongest local buying week, the Portland metro has historically seen:

17.1% more active listings than an average week
41.1% fewer views per property than peak buyer demand
28 more days on market compared with the fastest point of the year
4.3% lower median listing prices compared with the seasonal peak

That doesn’t mean everyone should wait until October 25 to buy a home.

The right property can show up at any time, and your financing, budget, timeline, and the specifics of an individual home still matter.

But the data does tell us something useful:

We’re heading into a part of the year that has historically given buyers a little more breathing room.

More options. Less competition. More time. And, in some cases, more room to negotiate.

So if buying in Beaverton or across the Portland metro has been on your radar, we wouldn’t necessarily tell you to “wait for the best week.”

We’d tell you to get prepared for it.
