It’s no secret that I have always been on the sassier side… so I love when a client can dish it out and we can have some extra fun while on the hunt for the perfect home. Chelsea knew what she wanted, spoke her mind about what she didn’t want, and honestly that makes our jobs so much easier! She also called me out on what might be my biggest weakness as a real estate agent… my complete and total lack of a sense of direction. Seriously, it’s horrible- I would be lost anywhere, instantly, without google maps.

Thank you Chelsea for being a model client and not being afraid to give me all the sass I deserve 🙃

One thing about me: I love helping the SoldByTeams buyers find a deal...

And the answer is yes, there are still deals out there.

This is what I keep my eyes peeled for ↓

1) BACK ON MARKET HOMES 🏷️
- Not every sale crosses the finish line, and when they don’t, it’s a usually a great opportunity
- “Back on Market” listings are often priced better than the original listing and the sellers are motivated
-Plus sometimes the seller has already made the repairs that the last buyer brought to their attention

2) HIGHER “DAYS ON MARKET” 😴
- Homes that have been on the market a while (30+ days), sellers more willing to negotiate
- Could be sitting because of pricing, lackluster listing photos or required lots of TLC
- A trained eye can spot value (or necessary updates)

3) BUILDER CLOSEOUTS 🏗️
- Builders are in the business of selling homes, not owning them
- If a new construction home is move-in ready, chances are the builder is eager to sell... (👋 discounts & builder credits)

4) MOTIVATED SELLERS 📅
- In some instances a seller might be particularly motivated to offer a great price or terms due to sudden life changes - job relocation, divorce, death, or the need to liquidate
- This is where an agent’s intel on the seller can work to your advantage

5) HIDDEN GEMS 💎
- Sometimes a really great property gets overlooked because it has an unusual floor plan, an outdated kitchen, or is outside of the most popular neighborhoods
- As long as a property has “fixable” issues within the buyers budget, the pros could outweigh the cons

Tonight I watched play, potentially, her last professional game in Portland. To say she has inspired me as a female athlete would be the understatement of my life. I have been watching her career since I was 11, when she was a freshman at U of P. My dad and I had won free tickets to see the Pilots at a soccer expo and randomly ended up sitting next to her family. I didn’t know at the time it would be the privilege of my life to watch her career in Portland, our captain, our champion, one of the greatest players of all time. There are so many things I could say about her career: her goals, her medals, her accolades… but I feel like the thing that has stuck with me to most about her career is her role as a leader and a team player. She is a record goal scorer but she always passes the ball if she doesn’t think she has the shot. She is one of the greatest of all time but on the field she is one part of a whole. She is an inspiration and I have never cried so hard at a soccer game as I did tonight. Thank you, thank you, THANK YOU from myself and from women all over the world for you, Christine Sinclair.

I will forever stand by my belief that the best time to buy is when you’re ready. But if you’ve been waiting, and trying to time the market, now (this fall) might be worth considering. We are in a magic sweet spot for buyers, better rates, less competition, steady prices, and high inventory make for favorable conditions.

Having enough saved for a down payment is one the biggest obstacles to homeownership for most people. But, you might need less than you think. Conventional financing for first-time buyers starts at just 3% (psst NOT 20%) and FHA starts at 3.5%. That is still a big chunk of change and can take a lot of work to save up, which is why I recommend planning as early as possible!

Brussels & Bruges 🍻

Whatever these pictures might imply I promise there is still plenty of beer left in Belgium. But and I did try to make a dent.

Two favorite beer stops were Cantillon in Brussels and ‘t Brugs Beertje in Bruges (the best bar dog). Brussels frites were 10/10 and I even found a vegan Belgian waffle! Lots of statues with water coming out of various parts, comic strip murals, big silver balls, and so easy to get around the city to see them all! Bruge is absolutely stunning with medieval architecture, and totally worth a stop.

Turns out it’s really hard to sum up a decade in a handful of photos. But believe it or not it has indeed been 10 years since I tricked into our first date. We’ve shared a lot of beers, attended many a wedding, watched hours and hours of soccer, bought a house, adopted the world cutest dog, had loads of adventures, got hitched, and a whole bunch of other stuff in between. 10 years down 77 to go.
