Back-to-school season is here, which means it’s time to start checking those shopping lists. 📚✏️

I put together this local guide to make it a little easier, featuring some great places around Portland for school supplies, first-day outfits, shoes, haircuts, lunchbox essentials, after-school activities, and a well-deserved coffee along the way.

These things are a little too accurate. 😅

The longer I’ve been in real estate, the more these things have become second nature. I can’t walk past a “For Sale” sign without looking, and I never think twice about answering a text with a quick real estate question.

I love that people trust me enough to reach out, even when they’re not ready to buy or sell yet. Whether it’s a question about the market, a neighborhood recommendation, or where to find the best coffee in Portland, I’m always happy to help.

The seller didn’t accept the lower offer.

My buyers had a decision to make.

Back in April and May, when almost every well-priced home was getting multiple offers, I would have told them not to risk losing the house over price.

But the market has changed.

Since June 1st, it feels like someone pressed pause. Homes are taking longer to sell, buyers have more leverage, and not every seller is getting what they’re asking.

Instead of increasing their offer, my buyers walked away.

The right strategy depends on the market you’re buying in—not the market from a few months ago.
