Regardless of whether or not you're currently interested in buying or selling a home, it's always a good idea to keep your finger on the pulse of the market. Here are some key takeaways from September's market report, for the city of :

• Market Inventory is creeping up but is still historically very low (should be around 3 months for normalization)
• Median Price has reached a plateau around $550K, and sellers are starting to take advantage of high median prices
• Buyers are still out there in force, but big bidding wars are less likely
• Affordability threshold has been reached, prices will likely not increase much without a corresponding increase in wage growth (which has been happening and will likely continue to happen given the employment shortages) or a decrease in interest rates (which isn't going to happen any time soon)

Today's First Look Friday is a little different, since I'm on the road in Hazel, my camper van.

People often sleep on Coos Bay, because it's a working town and not a resort destination. But there's plenty of amazing nature in the area, including this very special reef ecosystem -.

Simpson Reef is home to three different species of seals, sea lions, and a huge abundance of undersea and avian life!.

The August market recap is in, and here’s the scoop:

1. The inventory is still extremely low, but it’s creeping up.

2. Unfortunately, the inventory increase is likely seasonal and not systemic.

3. The good news is that prices are starting to level off, so if you’re looking to buy in Portland, now is a great time.

Nothing makes me happier than a nice Edomae Chirashi (basically a bowl of sashimi over rice with lots of nice garnishes) and a cocktail. And in Portland, makes some of the best of both.

This cocktail, called the Midori, is not the Midori Sour you remember (or don't) from college. The base spirit is Cachaça, which is kind of like a rhum agricole made only in Brazil. It's also got Chartreuse, one of my favorite liqueurs on the planet (I could go on and on about the Carthusian monks that make it, its medicinal properties, etc., but I digress...). But the crazy part is the yuzu jelly sake– a drink with the mouthfeel of, you guessed it, jelly. Add a bit of lemon for acid and a shiso leaf for aromatics, and you've got one weird and wonderful compliment to any sushi dish.
