What actually happens to your earnest money after your offer gets accepted? 🏡

A lot of buyers know they need to deposit it, but don’t really understand what happens after that.

The quick version:
• It shows the seller you’re serious
• It’s generally held during the transaction
• It normally gets credited toward the purchase at closing
• The contract determines when it can be refunded
• Missing deadlines or backing out outside your contractual rights can potentially put it at risk And sellers should understand it too--because earnest money can provide some protection if a buyer fails to perform under the contract.

You accept a great offer on your home, make it through inspections, and then the appraisal comes in lower than the purchase price.
Now what?
A low appraisal can create an appraisal gap, but it does not automatically kill the deal. The buyer may bring in more cash, the seller may lower the price, both sides may meet in the middle, or the appraisal may be challenged if something important was missed.

This is something every seller should understand before reviewing offers.

Vacant or occupied — what actually sells better?
In most cases, it comes down to presentation. A vacant staged home often creates the cleanest, most polished first impression, but every home is different.

Staging can help buyers understand the layout, connect emotionally, and picture themselves living there.
