Guest house, big shop, or extra land? These homes get overpriced fast.

• Price the main house first, then adjust for the extra feature using local comps.
• Build cost is not resale value. Buyers rarely pay dollar for dollar for a new shop or cottage.
• Extra land adds more when it is usable, private, and easy to access.
• The more niche the feature, the more believable the price needs to be.

In Clark County and nearby Oregon, I price unique homes by buyer behavior, not wishful math. If you want a second opinion, I’m happy to help.

You found the next place, but now the old house has become the big decision.

Start with three filters: real cash flow after repairs and management, your tolerance for being a landlord, and how much equity you want free for the next move. Run both paths on paper before emotion picks for you. I see this come up all the time in Clark County and nearby Oregon moves because rents, financing, and timing rarely pull in the same direction.

If you want, I can help you compare both scenarios.

Thinking price per sq ft gives you the right list price? That's where a lot of sellers get tripped up.

In Clark County, size matters, but so do neighborhood, condition, layout, lot, and street. Buyers compare the full package, not one spreadsheet column.

After 200+ transactions across Clark County and nearby Oregon suburbs, I've learned the best price comes from context, not shortcuts.

If you want a sharper read on what buyers would really pay for your home, message me.

Thinking about selling in August? The homes that do best usually feel ready from day one.

Price for the pace we have now, not the headlines from early summer. Tighten up the rooms buyers notice first, and make it easy to book showings in week one.

Around Clark County, I usually see the homes that launch clean and accessible hold attention better as schedules tighten up.

If you're weighing timing, price, or prep, I can help you map it out.

Comparing Vancouver to Oregon on price alone? That shortcut can get expensive fast.

I tell buyers to run two side by side budgets: mortgage, taxes, insurance, HOA, commute costs, and a real first year repair cushion. For some people, state tax differences matter more than the list price spread.

I work both sides of the river, so I see this math every week.

If you want, I can help you pressure test two areas before you decide.

That turnkey rental might not feel so turnkey once you run the math.

Before I call a Clark County rental a good buy, I verify collected rent, vacancy, repair reserve, fixed costs, and the real monthly payment. If one number is guessed, the return probably is too.

I manage rentals too, so I care a lot more about dependable math than fresh paint.

Most listings don't have a pricing problem first. They have a positioning problem.

In Clark County, I start by asking who the home is most likely to pull in: Portland commuters, local move-up buyers, or investors. That changes the photos, the first-line copy, the features I lead with, and sometimes even the pricing conversation.

After 200+ transactions across this market, I've seen the same house land very differently depending on the buyer pool.

If you're not sure which buyer pool your home can win with, send me the address and I'll give you my read.

Why does a Clark County price still miss even when the nearby sales look right?

Your real competition may be across the river. Buyers compare monthly cost, commute, condition, and convenience before they compare ZIP codes.

I price homes around how buyers actually shop here, because that is what drives showings and offers.
