Maine’s housing market saw fewer transactions in August, with home sales falling 10.09% compared with August 2025. Despite the decline in sales activity, prices continued to trend higher. The median sales price came in at $424,550, up 4.31% from this time last year. The August MSP was also 2.6% below the record high reached in June.

The broader market followed a similar pattern. NAR data shows that existing-home sales decreased over the past year, while median home prices increased both across the country and throughout the Northeast.
