Cheated on Portsmouth for the day. Brunched with one of Frank’s favorite aunts, enjoyed high tea, visited the only store worth fighting the crowds for (Ralph), and ogled at some brownstones in Charlestown. 🥂🎃✨🍰

(Finally!) some good news on the mortgage front. For those interested in owning a multi-family, starting next month, the down payment requirement will be only 5% for 2, 3 and 4 unit owner-occupied properties.

This is a HUGE change, as the down payment requirements previously were 15-25%. This creates vast opportunities and will open the (literal) door for many homeowners. 🚪💫

If you want to discuss your options or start a search, don’t hesitate to reach out. This is a great opportunity to own a home AND start your income property portfolio. 🏠🏘️🏡

The million dollar question! 📈

If only there were a straight answer here. According to the article I’ve linked below, the answer is no. Some experts warned that 2023 would see a housing market crash, although now in October, we can see that has not been the case. Check out the article for what KCM says is next for the housing market.

Bottom line, don’t rely on the media as your real estate resource. 🔑

🍁 New Hampshire / Maine fall activities 🍁

1. Emery Farm- great for the whole family. I’m excited to take Frank here and get pumpkins for our porch 🎃 Ralph likes to visit and bark at the goats. (Swipe for a bonus puppy pic)
2. Jumpin Jays- shuck a buck is back starting 10/3! 🦪 $1 oysters every Tuesday; a must.
3. White Mountain National Forest- you just can’t beat the foliage here. A must see if you’re not from New England*
4. Cliff House- a fall lobster roll? Don’t mind if we do! This Cape Neddick, ME resort checks a lot of boxes (ocean views, delicious food, poolside lobster rolls), definitely recommend a visit). 🦞
5. Applecrest Farm- quintessential apple picking in Hampton Falls, NH. Or, if you’re feeling efficient, stop in to the farm store and buy a pre-picked bag as well as other market goodies. 🥧🍎🍯

Did some Portsmouth historical homework today and toured the Governor John Wentworth Mansion aka

Was fascinating to see rooms that were seemingly frozen in time. Some highlights included 250 year old wallpaper, bullet holes from a musket, an undetermined amount of teacups, original staircases and even a ghost story or two.

Highly recommend a tour! The guides were fabulous and the garden was dreamy. 🗝️🕰️🪷
