January 2026 Market Update ‼️🏡

Throughout Strafford County inventory is still tight only 77 active single family homes available.

Most towns saw an increase in the median sales price compared to January 2025.

After visiting a couple open houses this past weekend, one thing is clear: buyers are out in full force. Most of the open houses were packed. Spring Market is just about here (even though it’s snowing today). If you are thinking of selling this spring, now is the time to start the conversation. December 2025 Market Stats 🔥🔥

Overall, most towns experienced year over year growth, with Somersworth leading the way (+25.2%) from last December. Rollinsford and Dover were the only towns that saw declines in the median sales price.

In December, sold listings outpaced new listings. This is typical for the time of year due to the holidays, and it means there are currently fewer properties available on the market. For sellers, that means less competition!

November 2025 Market Update 💥 • Strafford County • Dover • Lee • Somersworth • Rochester • Rollinsford 🏡

Strafford County saw a $460k median sales price which is down approximately 4% from November 2024. Days on market were up 11% to a median of 10 days. New listings were down 20% to 64. Sold listings were also down 13.3% to a total of 72. The current active listings are also down approximately 7% to 117 total available units.

Buyers the market is beginning to shifting towards a more balanced playing field than we’ve seen for the past five years. If you were looking during the highly competitive “Covid” market without any luck, now could be a great time to get back into the market with less competition.

Sellers: It’s all about expectations. Make sure your agent is providing you up to date guidance on current market trends. This is not the “Covid” market where you can list a property for a “crazy” number and get the “crazy” number (or more). We are seeing fewer offers per home, and properties are staying on the market longer if they are over priced.
