We all want the best price for a property. However, overpricing your home can be a detriment to a successful sale. Most buyers initially enter a price range to begin the search. If you are not inside the correct price point, your are missing showing opportunities. This can lead to your home "sitting" on the market. As days on market accrue, buyers become skeptical and will possibly avoid your home. Finally, when your home does receive an offer, there is still the appraisal. An appraisal for less than the purchase price could result in financing denial.

Most people only sell a few homes in their lifetime, and usually several years between sales. A realtor has the knowledge and experience to guide a buyer or seller to a successful closing in an everchanging market. With negotiations, documents, inspections, and emotional decisions (to name a few) a realtor has probably been in the situation before, and will be able to relay the pertinent information.
