I came across this great investment opportunity (on paper) for this house to be flipped. It looked like it was a great great deal with a good amount of money to be made from it but when I went to see it with my client, we were shocked that there was nothing that could be saved from of this house and at this point it’s basically a teardown thus we decided to pass.

DC Metro housing market — week ending April 5, 2026.

Showings dropped 20.1% from last year and contracts were down 5.1% — but this is Easter week. Every year, holiday traffic pulls the numbers down, and every year people mistake seasonal noise for a trend shift.

Here’s what actually matters: homes are still going under contract in 21 days. That’s just 1 day slower than last year, despite 6.5% more inventory on the market. Right-priced homes are still moving.

Inventory at 37,709 active listings is the highest it’s been in years — good news for buyers who’ve been waiting for options.

Don’t read too much into this week’s dips. Watch what happens next week when buyers come back.
