If your Hudson Valley home sells for a certain price, how much will you actually receive?

The sale price is only the starting point. A useful seller net sheet subtracts the mortgage and any secured-property payoffs, brokerage compensation agreed in writing, attorney and transfer costs, tax or HOA adjustments, negotiated buyer credits, and any property-specific lien, permit or title expense.

One New York cost to know: the state’s base real-estate transfer tax is $2 for every $500 of consideration—equivalent to 0.4%. New York generally assigns that base tax to the seller, although the contract and transaction details matter. New York State transfer-tax guidance⁠

This is why I prefer to discuss pricing and expected proceeds together. The highest offer is not always the strongest net, and two offers at the same price can produce different outcomes.
