one of the more dangerous items you could find in your home , or prospective home purchase, is a recalled electrical panel. This one is called a zinsco. They have various problems , from arcing to never quite shutting off the power when you flip a breaker. One of the best reasons to have your home inspected by a quality home inspector.

Had a busy weekend with 2 inspections on some fairly sizeable homes. Previewing the pictures to get an idea of what I was inspecting I thought wow these are nice places, I wonder what I will find? Upon arrival I thought to myself ok there is plenty to see, lots of items to report. Long inspection , longer reports. So the moral of the story is, no matter how nice those pictures look on the mls, don't sell yourself short. Hire an inspector, it will open your eyes. Your home is a huge investment get some protection. A mortgage may cost you but hidden damage or broken systems can cost you even more.

Did you know one of the most dangerous elements of a home is an uneven set of stairs? Stairs rise and run should be equal from the first step to to the last. Adding stepping stones or brick at the bottom or an extra layer at the top creates a tripping hazard, which can send you tumbling down , or make you drop your groceries on the way up. Consult a contractor for your best remedy to the situation.

Here's another tip for homeowners. If ,while running hot water , the water comes out very hot at first and then cools off slightly. There's a strong possibility that the lower heating element of your water heater is on the fritz. Also your water temp should be set to no more than 120 degrees for safety reasons.

So this is a great time of year to check your gutters, make sure they are flowing well . Easy to check with all the rain we have had. Also your downspouts , make sure the water is discharged at least 6 feet from your foundation. This will allow the water to seep somewhere else besides into your crawlspace . Water intrusion into the crawlspace causes all kinds of hidden issues and damage.
