(on the fast ferry). Us locals do our shopping and chit chat at the Public Market across the bay, and we get our coffee, well, just about anywhere but Starbucks. The locals will tell you that to live near Seattle, you need more than a cramped apartment in the heart of the city. That’s why you’ll find some of the most livable, spacious, unique homes on this side of the Puget Sound (for 1/3rd of the city price!) where you can do your dreaming, writing, composing, and yes, even brooding on those familiar rainy days. But I’m not just a Bremerton Lifer, I’m a real estate lifer too. In 2006, I bought and flipped my first house and fell in love with the real estate industry - so much so that I left my post as a 4th generation in the Puget Sound Naval Shipyard to pursue the dream full time in 2018. 🎉 8 YEARS FULL-TIME IN REAL ESTATE 🎉

On June 8, 2018, I took the leap and became a full-time Realtor. I always like to celebrate this day, no matter how long it’s been.

To be honest, I had no idea where this journey would take me.

What I did know was that I loved helping people, loved my community, and was willing to work really hard to build something meaningful.

Today marks 8 years, and I’m feeling incredibly grateful.

Statistically speaking, many real estate agents don’t make it past their first few years in the business. Depending on the source, a large percentage leave the industry within the first 2–3 years. This career can be rewarding, but it can also be unpredictable, emotional, stressful, and humbling.

Over the last 8 years, I’ve worked through booming markets, shifting markets, low inventory, high inventory, multiple interest rate environments, bidding wars, inspection surprises, appraisal issues, and more cups of coffee than I care to admit. ☕️

I’ve celebrated with first-time buyers getting their keys, growing families finding more space, retirees starting their next chapter, and sellers moving on to new adventures.

I’ve also learned that real estate is never really about houses.

It’s about people.

It’s about helping someone make one of the biggest financial and emotional decisions of their life.

It’s about being trusted during exciting moments, stressful moments, and sometimes life-changing moments.

Over these 8 years, I’ve had the privilege of helping hundreds of Kitsap families buy and sell homes. I’ve built friendships, partnerships, and a business that allows me to give back to the community that raised me.

* Me forcing him to make real estate videos against his will
* Becoming an unpaid cameraman during listing shoots
* My casual 75 phone calls a day
* My 900 TikTok’s I send him every day
* Me yelling “wait wait wait, do that again for the reel”
* Getting trapped in the background of every house photo
* Listening to me complain about literally everything
* Listening to me complain about the things I already complained about
* Never being allowed to unfriend me
* Accidentally learning way too much about the Kitsap housing market
* Having to hear “This would be SUCH good content” every 14 minutes
* Pretending to care about Instagram engagement stats
* Being stopped mid-bite because “the lighting is good right here”

69 homes off the market in 10 days or less
…and 74 price reductions

That last one 👆 is the story.

We’ve been watching inventory climb for weeks, and now we’re really seeing what that does:

👉 More competition for sellers
👉 More choices for buyers
👉 And more price adjustments happening quickly
We also saw pending activity dip a bit this week (72 vs 93 last week), which doesn’t mean the market is slowing…
It means buyers are getting PICKY.

But here’s the key:

69 homes still went under contract in 10 days or less.
So the takeaway?
The right homes are still moving fast.
The rest are chasing the market.

The numbers are cool but…

The story is even better. From one first time homebuyer selling to another, new chapters await!

I am so stoked for our sellers in Auburn, preparing their house for market, so meticulously, ended well above their expectations. We did not need staging because their taste was impeccable, the house was pre-inspected and maintained perfectly, and within a whirlwind of 36 hours we received three offers above asking price and sold for $25,000 over our list price.

We even sprinkled in a little secret marketing tool I have implemented in my business. Curious of what that is? Sellers, I’d love to share it with you.

A fun little twist, I just so happen to be there when the buyers came through, and you could tell that they were in love immediately. I am so excited that it worked out for everyone involved.

Here’s your Kitsap market snapshot:

71 new listings
81 homes pending
67 homes sold
70 homes off the market in 10 days or less (!!)
49 price reductions
6 price increases
And 10 homes came back on market — think inspections, financing, or just deals falling apart.

But let’s talk about the real headline:

👉 70 homes went under contract in 10 days or less.
That’s the fastest we’ve seen yet.

So what does that mean?
Even though inventory has been higher than earlier weeks, buyers are still:
watching closely
waiting for the right one
and moving FAST when it shows up

We’re not in a frenzy market… but we’re definitely not slow either.
This is a strategic market:

More choices for buyers
More competition for sellers

And the best homes are still getting snapped up quickly across Bremerton, Silverdale, Poulsbo, Port Orchard and all over Kitsap County.

The Kitsap real estate market this week?
Still very busy 👀

Here’s the snapshot from the last 7 days:

🏡 88 new listings
📩 94 homes pending
🔑 61 homes sold
⚡ 59 homes off the market in 10 days or less
📉 42 price reductions
📈 8 price increases

And 13 homes came back on the market — usually tied to inspections, financing changes, or buyers getting cold feet.
But here’s the big takeaway…

Even though inventory jumped to 88 new listings, buyer demand kept pace with 94 homes going pending this week.
That’s the highest pending activity we’ve seen since we started tracking these weekly Kitsap numbers.

Another interesting trend is speed.

Just a few weeks ago we saw about 31 homes going under contract in 10 days or less.

This week? 59 homes.

That tells us something important:

The homes that are priced right and presented well are still moving FAST across Bremerton, Silverdale, Poulsbo, Port Orchard and surrounding Kitsap County communities.
This isn’t the frenzy market we saw a few years ago, but it’s definitely not slow either.

It’s strategic.
Buyers have more choices.
Sellers have more competition.
But the right homes are still getting snapped up quickly.

Still moving FAST.

Here’s the snapshot from the last 7 days:
67 new listings
79 homes pending
51 homes sold
57 homes off the market in 10 days or less
57 homes clearing inspections
47 price reductions
12 price increases
And 19 homes came back on market — usually inspection negotiations, financing changes, or buyers getting cold feet.

Now here’s where it gets interesting…

Over the last several weeks we’ve watched inventory climb from 51 → 65 → 70 → 73 listings, and this week we landed at 67 new listings.

But buyer demand is still very strong.
Pending sales climbed to 79 homes this week, which is the highest we’ve seen yet in this stretch of tracking the Kitsap market.

Another big takeaway is speed.
Just a few weeks ago we saw 31 homes go under contract in 10 days or less.

This week? 57 homes.
That tells us something important:
The right homes — priced well and presented well — are still getting snapped up quickly across Bremerton, Silverdale, Poulsbo, Port Orchard, and the surrounding Kitsap County communities.

This isn’t the chaos of 2021 anymore… but it’s definitely not a slow market either.

It’s strategic.
Buyers have more choices.
Sellers have more competition.
But the good homes are still moving fast.

And watching these numbers week after week tells the real story of what’s happening locally.
