✅ Affordable Building Costs: Construction prices are reasonable right now, making it a great time to lock in materials.

✅ Interest Rates: Interest rates are reasonable for construction loans and home mortgages. This is a prime time to research options like ground-up builder loans. Plus, you can write off your mortgage interest on your taxes, potentially increasing your take-home pay! (Talk to your tax advisor about this.)

✅ Land Deals: Many areas reveal fantastic land deals if you take the time to look! 🏞️

Hey guys! Here’s a little backstory on why I went from Realtor to home builder.🏡

As a single mom with five kids, I was hustling to make ends meet.

When I stumbled upon a lender offering me a chance, it felt like a life-changing opportunity—I HAD to grab it!

I had no contractor’s license, but I did have real estate experience.

Tired of the cutthroat competition, I decided to create my own inventory of homes.

I figured I’d build and profit from flipping them!

My very first home build took me only 5 months from the time I broke ground + over $100,000 profit.

♥️The lender LOVED ME!

This opportunity truly transformed my life FOREVER.

📣Here are my steps for you:

✅Step 1: Find the right lender—one who focuses on the project. Not your credit. Not your income. Not license or experience.

✅Step 2: Research profitable locations and determine the type of home to build.

✅Step 3: Create an “avatar home” profile and find an undervalued lot to maximize profit.

✅Step 4: Eliminate the general contractor and manage the build yourself. YES you can!

✅Step 5: Present your project to the lender and ask what they need from you.
