Buyers don’t search directly for your home priced at $396,000. They perform searches using PRICE RANGES (also called brackets). If you miss the upper bracket minimum (0-$400,000 & 400,000+ in this example), you end up missing buyers, far stronger ones at that.

In this case the home should be priced at 400,000, since it’s so close to the breakpoint.

People don’t realize how much this affects visibility and traffic to your home. Homes are not cars, or shoes, or furniture. Stop pricing them that way.
