Spoiler alert:

Fair value = what a buyer will pay + what a seller will accept.

💥That’s it. That’s the formula. 💥

BUT…

It’s not always that simple, because:

• The market shifts constantly
• Buyer motivation changes
• Seller urgency matters
• Inventory levels fluctuate
• Emotions play a role too!

Yes, comps and trends still matter—they help us set realistic expectations. But just because a home down the street sold for X, or because your Grandpa bought it for $100k less years ago (👀), doesn’t mean your home is worth the same today.

Fair value is fluid, and knowing how to price or offer strategically takes experience, market awareness, and a whole lotta finesse. 💃🏽🕺🏽
